Assistant Property Manager
Assistant Property Manager needed for Tampa/Brandon apartment community. Only candidates with previous multi-family housing experience will be considered.
QUALIFICATIONS
Education/Training
· High School Diploma
· College Degree preferred
· Leasing Training Program/Certification preferred
Experience
Minimum six months successful experience as Leasing Consultant or equivalent in multi-family management business; or four year college degree.
Skills
Proven sales/marketing, interpersonal, communication, management, and organizational skills. Competent in operation of computer, calculator, fax machine, copy machine and general office equipment. Familiar with applicable landlord-tenant and fair housing laws. Prior experience on YARDI software or other property management software preferred.
Physical
Professional in appearance and demeanor. Ability to work closely with others often in stressful, urgent situations. On a regular basis must have: ability to walk, climb stairs to tour property; repetitive motion of hand-wrist in using computer/typewriter; fair visual acuity for completing application, etc.; good hearing to communicate with customers in person or on phone. Also may be required to: lift light to medium weight objects, climb ladders, use equipment/tools, withstand exposure to weather, and perform any reasonable act requested in the course of carrying out job responsibilities.
RESPONSIBILITIES
General
Communicate daily with Property Manager regarding property operations. Assume Property Manager responsibilities in his/her absence. Contribute to all marketing and leasing activities as well as compilation of all related reports. Assume any and all responsibilities of Leasing Consultant as needed. Consistently exhibit high performance standards in all aspect of job. Become thoroughly familiar with all policies and procedures related to job responsibilities of both Leasing Consultants and Property Manager. Continually seek a higher level of knowledge through education and internal training.
Specific
Assist manager in the supervision of site staff, delinquent rent collection, administering legal actions pertaining to both non-payment and non-compliance of rental policies, preparation of SODA upon resident move-out, and monitoring and preparation of invoices for payment. Handle all incoming calls in a friendly and professional manner. Greet all prospects/residents with a smile and professional courtesy both in person and via phone, conduct property tours, obtain deposits and applications on available units, monitor daily appearance of office/models/common areas, perform applicant screening tasks prior to submitting for manager approval, follow up on guest cards/applications, and conduct new resident orientation. Prepare rental agreements and associated documents. Accept and process rent payments according to current company policy, including application of late charges and processing returned checks. Maintain awareness of market on ongoing basis by conducting competition studies and assisting with marketing and promotional programs. Participate in the planning and initiation of resident functions and retention programs. Assist in appropriate property activity records, including the input of information into the computer. Follow all Fair Housing laws as well as company policies and procedures. Assist property manager as requested.
