Commercial Property Accountant
Responsible for the accurate, timely and complete preparation of required financial information for a number of assigned commercial real estate projects within an accounting team. Travel to corporate headquarters in Foster City will be required at least quarterly.
JOB DESCRIPTION
General Accounting duties for assigned properties include but are not limited to the following:
• Review monthly AR Reports and prepare management fee calculations in accordance with property management agreements
• Review special tenant billing or account adjustments submitted by property management
• Prepare/review coding of lease commission invoices and special check requests
• Working with PM staff, prepare accrual entries for income and expense
• Prepare/review GAAP accounting entries (FAS 13 and FAS 141 entries, bad debt provision)
• Review general ledger for unusual variances, prepare reclassifications and make necessary journal entries to make sure the financial statements are fairly stated prior to financial reporting publication
• Print and review monthly financial reports
• Make sure monthly reports are sent to lenders/investors on a timely basis
• Review fixed asset accounts and work with PM or construction manager to determine completion of jobs and place work completed in service
• Prepare wire transfers for interest payments to be made on a timely basis
• Prepare/review loan draws for various projects in accordance with loan documents
• Assist controller on various projects as requested
• Assist with the annual budget preparation including calculating the tenant expense billing for the budget year
• Assist with the annual tenant operating expense reconciliations
• Assist in the preparation of annual audit work-papers
• Support accounting team on various duties as assigned

EDUCATION and/or EXPERIENCE
A bachelor’s degree in accounting is required. A minimum of three to five years related real estate accounting experience and/or training; or equivalent combination of education and experience is preferred. Strong understanding of accounting concepts is required.
LANGUAGE SKILLS
Ability to read, analyze, and interpret legal documents (such as management agreement, lease agreements, loan documents, purchase and sale agreements, etc.) and accounting procedures. Ability to write reports and business correspondence. Ability to effectively present information to and respond to questions from peers, property managers, construction managers, project managers and other Legacy staff members.
MATHEMATICAL SKILLS
Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Ability to analyze operating statements and calculate dollar and percentage variances.
OTHER SKILLS AND ABILITIES
Working knowledge or the capability of developing proficient knowledge of Microsoft Word, Microsoft Excel, and accounting software (JD Edwards and/orYardi preferred). Ability to understand and work with complex Excel worksheets.
