Senior Property Accountant Position

Job Description:
-Be responsible for compliance with financial aspects of management agreement.
-Oversee property capital budgets and prepare related reporting and loan draws.
-Coordinate with leasing staff to prepare and monitor leasing commissions, abstracts, and broker agreements.
-Assists in prospective lease analysis, supervise, support and train staff accountants and support building management office.
-Maintain daily cash reports. Assist in projects when assigned. Review cash requirements.
-Responds to requests from tenants and vendors. Analyzes and tracks capital projects and tenant projects.
-Prepare monthly reports (funding requisitions, variance analysis).
-Verify monthly accruals prepared by building management office. Track LIBOR contracts and prime interest rate schedules.
-Track Hard Costs and Change Orders on construction projects and track tenant arrearages.
-Prepare quarterly work-paper package using financial template and standard work-paper format.
-Maintain and update FAS2000 on a quarterly basis and prepare journal entries.
-Maintain and reconcile MRI reports.
-Maintain Stacking Plan and Rent Roll in MRI. Assist in re-forecasting process. Work with Building Management Office to re-forecast budget.
-Evaluate change in budget.
-Prepare variance analysis, with explanations.
-Work with Building Management Office to prepare annual budget. Once completed, enter budget in MRI.
-Prepare year-end work-paper package using standard work-papers and template.
-Record any year-end adjustments and reconcile MRI to final financial statements.
-Prepare escalations after year-end for retroactive charges or credits.
-PY True Ups.
-Prepare estimate for following year. Enter all information in MRI.
-Analyze changes in escalations vs. changes in operating budget.
-Prepares year-end audit confirmations and assists in audit. Input new leases in MRI and assist in preparation of cash flow projections.
Requirements:
Candidate will have 3 to 6 years experience in public accounting and/or real estate accounting. Ability to operate computer system and effectively input and download pertinent information and has sufficient knowledge of computer software currently utilized by the Company. Bachelor Degree in Accounting. CPA preferable.
