Senior/Research & Planning Analyst Mervyns LLC, headquartered in the San Francisco Bay Area, is a family-friendly promotional neighborhood department store offering trend-right fashions and home decor for the entire family at affordable prices. Mervyns has a well-earned reputation for its extensive selection of national and private-label fashions and housewares. We are currently looking for an outstanding candidate for this position in the Finance area of our Corporate Headquarters in Hayward, California. Position Summary:Reporting to the Manager of Capital Planning & Analysis, this position participates in researching and analyzing new store locations and competition as well as capital planning and budgeting for new stores. Working with various constituents such as: Sr. Management, Private Equity Owners, Corporate Real Estate, Property Development, Store Operations, Marketing Finance and other Finance groups this position will help shortlist new store locations based on: Internal Rate of Return (IRR), Return on Invested Capital (ROIC), Net Present Value (NPV), payback, and Cost of Capital hurdles established by the company Long term corporate strategy and Competitive Market  Additionally, the position will take responsibility for existing store performance assessment, including 4-wall EBITDA as well as top 10-bottom 10 ranking of stores. Position Responsibilities: Identify new store locations based on demographics, existing stores and competition. Track entry and exit of competition and provide weekly/monthly reports with detailed analysis on the impact to total company financials. Capital Planning, & Analysis: Participates in the development of annual and 5 year capital plan for new stores. Analyze the impact of rent and lease changes on EBITDA. New Store Capital Project Requests: Responsible for due diligence supporting new store investment, as well as championing the business case concluding with Senior Management approval. Produce monthly reports containing new store analysis to be discussed at monthly real estate committee meetings Maintain a database of major competitors including locations, new stores, closures, comp sales, square footage etc. Participate in preparation of board presentations and other ad hoc analysis related to new stores and competition. Prepares monthly & quarterly reporting of new store projects year-to-date spend compared to budgets and provides insights into major variances. Post-Completion Analysis - Reviews performance of new stores after completion in order to determine whether the project met its intended financial goals.  Position Requirements: Bachelor’s Degree required, MBA preferred Three to five years experience in financial planning and analysis. Real Estate financial analysis background in a retailer/restaurant, investment bank or developer is highly desired. Strong interpersonal skills, with experience and comfort around all levels of the organization including top management, with strong interpersonal savvy. Excellent demonstrated communication skills, oral and written, as well as strong presentation skills. Able to deal with ambiguity, effect problem solving skills, and strategic agility. Experience with financial modeling and advanced spreadsheet knowledge. Results oriented, working as partner with designated clients. Ability to rapidly assimilate working knowledge of retail systems and retail accounting Demonstrates initiative, is self motivated, organized, and able to set appropriate priorities. Retail background is desirable.
