General Position Summary:

 

Our client is a prestigious, privately held real estate development and asset management company.  Their product is mostly residential mixed use urban in-fill and related retail and stand alone retail centers.  Many of the projects are hi-rise structures in excess of 10 stories.

 

This position will provide management, coordination and oversight in all aspects of project delivery systems for the projects retail development, including consultant management, tenant build-out/tenant improvements and turnover of project to the asset management team.

 

Essential Job Functions:

 

·  Responsible for construction administration management of general contractors, ensuring adequate staff, compliance to cost and timely completion and delivery of product.

·  Select, coordinate and negotiate agreements with general contractor(s) for all components of interior build-out projects.  Manage soft and hard costs versus budget.

·  Coordinate personnel, planning and management of contractors and tenants to deliver space on budget and on time.

·  Responsible for all aspects of tenant improvement management, including conformance with building standards and work letter (lease agreement), tenant budget negotiations, documentation review, monitoring of TI accounting, and punch list walk through with tenant and related parties.

·  Work with the Investment Director/Managers to support the estimating, budgeting, systems evaluation and constructability of projects.

·  Position has overall responsibility and accountability for administering all consultant design and construction contracts. 

·  Work with investment team and support their efforts with governmental bodies and other interested parties to obtain necessary project permits and entitlements.

·  Oversee and be accountable for overall project schedule including delivery schedule of entitlements, design and permits, and construction activities.

·  Monitor and ensure timely completion of projects in compliance with the established budgets, schedules, and codes. 

·  Review invoices to ensure accuracy and compliance to the approved budget and to verify accurate percentage of completed work is reported.  Address and rectify issues if incorrect.

·  Prepare and direct internal requests for authorization of capital expenditures to initiate development.

·  Assist Investment Managers/Director in financial analysis by preparing and confirming project development costs (both soft and hard), including cash flow projections and the timing of development activities.

 

 

 

Knowledge, Skills and Abilities:

 

·  Detailed knowledge of all phases of construction and building projects.

·  Working knowledge of AIA contract documents.

·  Ability to create and update construction schedules.

·  Ability to review and understand blueprints and specifications.

·  Strong skills with cost information management systems, cost estimating, project costing and scheduling for efficient operations.

·  Strong leadership and teamwork ability; provide support/direction to members of management team.

·  Strong multi tasking, time management, leadership and decision making skills.

·  Ability to set personal and project priorities and demonstrate strong organizational skills in day-to-day and long term planning and execution.  Ability to track and maintain complex schedules effectively.

·  Strong analytical skills, problem analysis, project budget modeling and project scheduling.  Ability to see big picture.

·  Working knowledge of leasing, accounting, development and operations of projects.

·  Excellent written and oral communication skills.  Ability to effectively delegate and negotiate.

·  Proficient in the use of computer software including Word, Excel, Outlook and Project or other project management software.

 

 

Education and Experience: 

 

·  This position requires a Bachelors Degree specializing in Architecture.

·  5+ years of progressive experience in construction or project management.
