Construction Project Manager
Sterling Autobody Centers is offering an exciting career opportunity for an experienced Construction Project Manager.
The Construction Project Manager will perform project management for multiple projects, including new store, renovations, take-overs and equipment installations. Responsible for project completion within approved Cap-Ex budget and schedule. Visit construction sites and monitor all permit requirements. Oversee facility maintenance and property management functions.
General Job Characteristics:
·Perform project management for multiple projects. Develops scope of work, project development schedule, and budgets for approval for all assigned projects. Work on plan development with Architects, Landlord’s, and all others involved in the planning process.
·Play a lead role in submitting for and obtaining all required zoning approvals, building permits, and any other required project approvals.
·Manage bidding process and or negotiation of construction contracts. Review and approve change orders to contracts and approval of contract payments.
·Manage and coordinate site and building activities and contractors in accordance with contract documents and real estate agreements. Maintain appropriate records. Attend job meetings and visit sites as required.
·Coordinate Sterling activities (Owner Furnished Items (OFI) installation) with Contactor site activities for a smooth flow of work that maintains the project schedule.
·Coordinate and interface with Senior Management, Field Management, and Integration to keep all current with job progress, changes and issues. Provide regular status updates. Recognize project variances and present clear concise and complete recommendations to Director, Store Administration.
·Ensure timely turnover to store management and complete project closeout.
·Develop/implement/manage Sterling Maintenance Programs as required to support store operations. Manage Property Maintenance Coordinator position to ensure that all work is done in a timely manner and supports Sterling’s budgets.
Skill Requirements:
·Must possess leadership ability and willingness to work with outside team including internal and external sources:
o Architects/Engineers
o Contractors/Subcontractors
o Sterling Vendors
o Senior Management, Field Management, and all involved internally
o Allstate Real Estate and Environmental Staff.
·Knowledge and experience with “BIG BOX" construction techniques, preferable in a collision or auto repair environment.
·Good understanding of building codes and regulations.
·Possess strong database of contractors, architects, and other resources to accomplish project goals.
·Able to negotiate construction costs to obtain best and most realistic project costs for required work.
·Possess Bachelor’s Degree in Construction Management and/or equal experience.
·Excellent management, organizational, communications and people skills.
·Strong estimating, scheduling and computer skills.
· Must possess the ability to develop new programs, methods, and make independent decisions as required.
·Must have the ability to plan, organize, develop, implement and interpret goals, objectives, policies and procedures.
Qualifications:
·Bachelors or Master’s degree from an accredited college/university with emphasis in Construction Management or job related experience preferred.
·5 – 10 years experience in a construction project management role.
·Excellent written and verbal communication skills
·Proficient in Microsoft Word, Excel, PowerPoint & Access
·Strong documentation, records retention, and work paper organizational skills
·Able to produce solid, professional work with good attention to detail, accuracy and presentation
·The Construct Project Manager should expect 25%-50% yearly travel requirement
