Description of Position:
The Building Manager manages and coordinates all aspects of the Flint Corporate Headquarters Campus including the complex, and associated parking lots. Serves as the primary corporate contact and is responsible for proper operation and preventive maintenance on all building operations including, primary and back-up electrical systems, HVAC systems, plumbing, building structure, signage, janitorial, cafeteria and other sub-contracting work. Additional responsibility includes developing, implementing, and administering all aspects of facilities maintenance activities including safety and environmental. Minimizes expenses within area of responsibility including labor, utilities, equipment, and materials.
Responsibilities include, but are not limited to:
Coordinating and supervising outside contractors in the equipment maintenance, repair and renovation of the complex. Responsible for facility and equipment inspections with state, local, federal and insurance agencies. Responsible for maintaining equipment material history, certifications, permits and licenses. Troubleshooting and diagnosing problems within the designated campus, such as HVAC, plumbing, and electrical problems. Prioritizing resources to consistently and adequately maintain designated campus. Building and maintaining strong relationships with tenants and internal clients. Forecasting, developing and managing budget within area of responsibility on an ongoing basis, to include preventative maintenance. Manage and operate energy management software (NOVAR). Inspect and evaluate work in progress by outside contractors. Functioning as the primary contact for emergencies within designated campus.
Qualifications:
An associates or bachelors degree in facilities management or related field is preferred. Strong background in hands on facilities maintenance and repair. Well developed interpersonal, organization and communication skills. Knowledgeable in OSHA, MIOSHA, and environmental regulations. Working knowledge of National Standard Electrical Codes & Electrical blueprint reading. Must be detail and results oriented. Proficient in energy management software (Novar) and all MS Office modules (Word, Power Point, Excel, Project, etc.). The ability to provide a friendly, professional, service-oriented environment is essential. Improve and enhance overall Complex environment and operations. Build relationships with vendors. Must be comfortable working in an office environment.
