Senior Loan Officer Assistant
A Senior Loan Officer Assistant’s primary job function is to maintain order and flow of mortgage loan production to ensure all commitment and closing dates are met or exceeded. The position also will assist the loan officer as needed while monitoring all secondary market lock expiration dates with the various investors to prevent potential loss of revenue. Senior LOA may also maintain an accurate customer database of all past and present clientele. Incumbent may perform some data input, various clerical functions including customer service related tasks that loan officers typically perform. Senior Loan Officer assistant may originate and close loans on behalf of the Loan Officer at the Loan Officer’s discretion. In addition, a Senior LO Assistant upon explicit instruction from the Loan Officer or Manager may be called on to diffuse irate clients and/or agents as well as quoting rates and locking in loans. The objective is to allow the loan officer to focus their time and energy on more product knowledge dependent and industry specific functions as well as sales and marketing functions. (e.g. taking loan applications, closing loans, calling on Realtors, etc.). A Senior Loan Officer Assistant will perform the functions below with an above average work ethic, sense of urgency while accommodating the customer in whatever is needed. Demonstrate a constant willingness at attempting to make the loan officer more productive. Must demonstrate knowledge of the industry in terms of laws and regulations including the Bank Secrecy Act relative to his/her job responsibilities.
The six primary functions of the loan officer assistant are:
Data input – The Senior LO assistant may perform various data input functions including but not limited to setting up new customer files with application data, inputting the loan product terms and estimate of closing costs, inputting LP or DU data, as well as ordering credit reports on line. A Senior LO Assistant may also be responsible for completing all Pre-Qualification/Pre-Approval letters and/or denial documentation. Clerical and Third Party Services – The Senior LO assistant may be called to assist the loan officer in performing various clerical functions including faxing lock-in tickets and other documents to and from customers, making copies of borrower information, filing, etc. as well as ordering credit reports, FHA/VA case numbers, appraisals, title insurance, flood letters, and other services required to get the mortgage file processed and closed timely. Trouble Shooting/Pinch-Hitting – The Senior LO assistant strives to fill-in, when possible, for the loan officer when he/she is unavailable. They answer the loan officer’s phone, returns calls, and attempts to find answers to the customers’ questions by coordinating with the loan officer, processor and closer to ultimately insure timely and problem free closings. Processing/Pre-Underwriting – The Senior LO Assistant may be asked to continue with the processing of the loan, which will include gathering of necessary documentation, analyzing credit, income and collateral according to investor requirements. The Senior LO Assistant is expected to be proactive in pursuing the necessary parties to obtain information and documentation to insure commitment and closing dates are met. Marketing – The Senior LO assistant may be required to maintain and update the loan officer’s customer database, mail thank-you notes to customers and Realtors, implement the Realtor and customer postcard campaigns, prepares fliers and rate sheets and other marketing items. They also assist with coordinating open house luncheons, Realtor gifts, holiday parties, etc. Partnering with the Loan Officer – At various times directed by the Loan Officer a Senior LO Assistant may be needed to take a new loan application by phone or face to face with a client and pre-qualify them accordingly. The Sr. LO Assistant may also be needed to close loans with the clients both internally and externally. In addition, the Sr. LO Asst. upon explicit instruction from the Loan Officer or Manager may be called on to diffuse irate clients and/or agents as well as quoting rates and locking in loans.
