POSITION SUMMARY
Originates profitable income property loans within Rainier Pacific’s desired markets, consistent with the guidelines established by the Board, Asset/Liability Committee, and the Management Loan Committee. Establishes, manages, services and enhances profitable relationships through commercial income property lending.  Ensures high quality income property loans.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Accountable to achieve Rainier Pacific’s income property loan production and quality objectives by soliciting potential or existing customers to develop new business and increase or retain existing business.
Achieves loan goals through the Bank’s income property loan programs in accordance with the parameters established by the Asset/Liability Committee.
Establishes, services, and enhance profitable relationships with our income property customers. Provides completed income property loan packages for underwriting, including all initial loan analysis, background checks, financial spreads, appraisals, and other supporting loan documentation. Reviews and recommends loan products and terms between customer and Rainier Pacific.

Prepares financial and credit analysis for the Management Loan Committee and the Loan and Investment Committee, as needed.
Â
Evaluate costs and revenue of programs to determine if they are profitable to continue. Recommend modifications to program pricing and new programs to keep the Bank competitive within its market area.

Researches, develops, recommends, and implements new income property loan programs consistent with sales and profitability objectives.
Â
Responsible for developing and administration of the operating budget for the Income Property Lending area and is responsible for the financial management of assigned responsibilities centers to create maximum value for the organization. Ensures accurate accounting of all real estate general ledgers.Â

Ensures monthly sales reports are provided and portfolio evaluations on the income property loans are provided to Senior Management.

Oversee the income property loan portfolio to ensure complete conformity to approved terms, being cognizance of developing trends, including working past due loans during the first 60 days, clearing any collateral or financial statement exceptions and maintenance of credit files.Â

Research and secure opportunities to participate or sell income property loans exceeding the Bank’s lending limits or portfolio allocations.
Stays abreast of environmental, technical and regulatory developments that affect the Rainier Pacific’s operations including a working knowledge of customer regulatory compliance and operational policies and procedures.
Exercises an appropriate level of courtesy, tact, and professional communications in dealing with others.
Supports and encourages the future-focused, results-driven, values-based sales and service culture throughout the organization.
Completes business plan goals as assigned and reports results to appropriate parties, verbally or in writing.

Ability to write reports, business correspondence, and loan presentations. Ability to effectively present information and respond to questions from customers, staff, management and the general public. Mathematical Skills
Ability to work with mathematical concepts such as fraction, percentages, ratios, and proportions to practical situations. Advanced mathematical skills and application are required.
Reasoning Ability
Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Education and/or Experience
Bachelors Degree (B.A.) in Business related field and five years or more experience in Income Property Lending or, appropriate combination of education and experience. Formalized commercial credit training required. Proficient in commercial lending and credit practices. Demonstrated experience in a sales environment required. Position requires fundamental personal computer skills using word processing and spreadsheet programs (i.e., Word for Windows and Excel).
