Due to our extended growth, we currently have a need for the following position:This position is responsible for providing the leadership, strategic direction, planning, and overall management of the facilities operations including space planning forecasting for Shire?s locations in US and Rest of the Americas, except MA locations. The incumbent will be responsible for the preparation of long range space plans, Board of Directors funding requests, and project management of all capital projects. The Director will also be responsible for planning, development, and management of the Shire Real Estate portfolio in the US and the Americas.This position reports to the Senior Director of Corporate Facilities and Real Estate Management. Facilities and Space Planning: Strategic Facilities Planning and Operation Management plays a key role in ensuring that all Shire sites are planned and managed in a way that facilitates the core business processes and the achievement of vital business objectives and goals.Master Planning: The incumbent will be ultimately responsible for the development and implementation of a comprehensive strategy for space utilization and the development of the US and the Americas Sites. The incumbent will direct the activities and planning that will inform the decision makers associated with major capital expenditures. The incumbent will ensure the development of the site?s Master Plans and that the resultant plan directly supports corporate strategy and the achievement of business goals. The incumbent must be able to develop and maintain necessary linkages to corporate strategy, Business Units, and Site Management. The Director will play a lead role in championing the development of options for future buildings and develop processes to apply to future site selection decisions. The Director will ensure the dissemination of data and information that will facilitate informed business decisionsPlanning and Budgeting: The incumbent will participate in developing the capital and expense budgets of all facilities. The incumbent will define the resources necessary to achieve Shire?s goals and objectives and participate in the budgeting and planning efforts. He/she will lead the planning for new facilities and downgrading or decommissioning aging facilities in order to reduce the total cost of facility ownership.Capital Project Management:Apply extensive technical expertise in the coordination of multiple projects with complex scope, schedule, quality, and management objectives involving the planning, design, construction, and support functions.Identity and manage the activities of architects, contractors, service providers and consultantsDevelop budgets and schedules to meet project objectives as well as value engineering principlesOversee the establishment of new facilities, as well as the relocation of existing facilitiesProject Manage all capital construction/renovation projects for Shire sites in the US and the AmericasRoutinely research and prepare briefings and presentations that support major initiatives. He/she will make presentations to the Shire Executive Committee allowing them to address the most important site issues. Real Estate Portfolio Management:Supervises the sites? real estate planning and acquisition and will ensure full analysis of potential real estate transactions. This includes the acquisition or leasing of facilities. Work with Site Finance to develop Net Par Value and Lease vs. Buy models to evaluate options concerning future Shire Real Estate Portfolio acquisitions.Provides a full analysis of the costs and benefits associated with all real estate options which allow the making of informed decisions regarding the significant capital outlays associated with real estate.Ensure that all applicable local laws, codes and processes are followed in a professional manner which engages local officials and contributes to Shire?s reputation as a good ?Corporate Neighbor?.Provide expert real estate knowledge in areas such as acquisition of property, divestiture of property, executing leases, managing global real estate portfolios, managing outside vendors, etc.Coordinate the disposition activities of Shire?s existing portfolio with the acquisition or renewal of any future Shire property transactions. Mitigate or eliminate ?double rent? occurrences. Optimally dispose of existing ?under-utilized? Bachelor Degree or equivalent professional experience in combination of business, finance, facilities construction and property management, or engineering. ? Minimum of five years experience in strategic facilities functions, real estate acquisition and related property management or a closely related field, preferably within the pharmaceutical industry. ? Minimum three years experience managing personnel in a facilities or similar function.? Demonstrated capability and results in defining and executing strategic initiatives. ? Proven ability to operate independently and work collaboratively with peers, senior leaders, community leaders, and outside service providers. ? Project management skills are essential. ? Excellent communication, technical, organizational, leadership, and mentoring skills are required. ? Must be a team player prepared to lead, work in, and embrace a team-based culture.Professional Skills: Excellent written and verbal communication skills, Excellent facilitation and personal interaction skills appropriate to achieving consensus, including a track record of consistently demonstrating leadership skills as well as positive influence and accomplishments on safety, quality, and productivity. Strong background in planning. quality, and budget/cost management is required.The incumbent is responsible for accountability and accessing data concerning the organization?s present and future space requirements, preparing strategic plans to address the situation, preparation of presentations, recommendations to the Shire Executive Committee and the Board of Directors. Once a project has been approved, the incumbent will work in concert with Shire?s Legal Services and Global Procurement Services functions to select contractors, designers, etc. This incumbent will also work with internal auditors to assure accuracy of all project spending.This position requires the incumbent to interface with many levels of internal & external contracts while carrying out the job responsibilities.
