Lead Building Maintenance Mechanic

The Lead Building Maintenance Mechanic will install, maintain, and repair equipment, physical structures, and pipe and electrical systems in commercial or industrial establishments by performing the following duties.PRIMARY DUTIES AND RESPONSIBILITIES:?Coordinate office moves with area personal and support functions.?Develop sketches and material lists for building and office changes and purchase necessary components.?Create schedules for major office renovations.?Oversee work orders to maintain a high level of customer satisfaction. Assign work orders to Maintenance Assistance or Facility Mechanics depending on skill level required.?Install and repair electrical apparatus.?Repair and maintain physical structure of establishment. Install, program, or repair automated machinery and equipment such as robots or programmable controllers.?Install power, data communication, and telephone wiring. Ensure construction practices follow NFPA National Electric Code.?Operate cutting torch or welding equipment to cut or join metal parts.?Fabricate and repair counters, benches, partitions, and other wooden structures.?Support Facility Mechanics on equipment repairs and PM.?Frequently required to supervise contractors performing work within the building. Oversee a team of maintenance personal during major office renovations. Coordinate the daily activities of the Maintenance Assistance.?Other duties as assigned.Requirements: EDUCATION: Associate? s degree (A. A.) or equivalent from two year college or technical school; or six months to one year related experience and/or training; or equivalent combination of education and experience.REQUIRED SKILLS AND ABILITIES:?Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.?Ability to write routine reports and correspondence?Ability to speak effectively before groups of customers or employees of organization.?Ability to calculate figures and amounts such as discounts, interest, commission proportions, percentages, area, circumference, and volume.?Ability to apply concepts of basic algebra and geometry.?Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. ?Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.?Beneficial to hold licenses in refrigeration, boiler operator, electrical or other related trade licenses. ?Knowledge of the National Electric Code essential.PHYSICAL DEMANDS:?Frequently required to walk and use hands and fingers to handle objects, tools, or controls. ?Occasionally required to stand; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl.?Lift and move up to 100 pounds.WORK ENVIRONMENT:?Occasionally works near moving mechanical parts; in high, precarious places; and in outside weather conditions.?Occasionally exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock.?The noise level in the work environment is usually moderate.
