Project Manager Building Maintenance Services

National building contract service provider seeking experienced janitorial/building maintenance project manager with 3-5 years supervisory experience to work in large corporate facility in downtown Birmingham, Alabama.
 
Job Purpose: Maintain janitorial building operations by directing and controlling custodial functions for large corporate client; responsible for providing account oversight, supervising employees and developing client relationship.

Duties:
* Provide building maintenance services by establishing standards and procedures; measuring results against standards; making necessary adjustments.
* Ensure operation of equipment by developing and enforcing preventive maintenance programs; studying manufacturer's instructions; establishing repair and installation policies and procedures; troubleshooting malfunctions; maintaining equipment inventories; evaluating new equipment and techniques; recommending equipment purchases and replacements.
* Determine service, equipment, and personnel requirements by conducting inspections.
* Protect employees and visitors by maintaining a safe and clean building.
* Achieves financial objectives by working within annual operating budget; scheduling expenditures; analyzing variances; initiating corrective actions.
 * Maintain & supervise building maintenance staff and conduct on-going training for employees.
* Maintains suppliy inventory by researching supply qualities; monitoring inventory levels and anticipating needed supplies.
 
Skills/Qualifications:  Supervisory experience, basic employment law knowledge, service industry experience, supply management and/or Facilities Management experience, coaching, excellent customer service and communication skills.

Education: High school diploma, or some college course work preferred.
