REPORTS TO:  PROPERTY MANAGER/ASSISTANT MANAGER

 

POSITION SUMMARY:  Under the supervision of the Property Manager/Assistant Property Manager, the Leasing Agent is responsible for generating traffic, securing appointments and maximizing rentals, assisting in the total leasing efforts and integrated marketing programs of the property, participating in the presentation and monitoring of market ready product, and performing all administrative duties related to the on-site sales/marketing functions.  Additionally responsible for providing quality customer relations, in particular as it might relate to service requests, and assisting in providing a quality living environment for the residents.  The Leasing Agent is responsible for attaining and updating, on a regular basis, an intimate knowledge of the competition and market.

 

PRINCIPAL RESPONSIBILITIES:  Using the procedures developed by Essex Property Trust, Inc., the Leasing Agent is responsible for maintaining occupancy goals as defined by the operating budget.  Responsibilities include: successful leasing of apartments, qualifying of potential residents, verification of  applications and the creation of all associated documentation accompanying the rental agreements in a timely and accurate fashion.  Also responsible for collecting and accurately recording  the receipt of funds.  As the primary contact with the new resident, the Leasing Agent is responsible for acquainting new residents with the leasing documentation, the community rules, the policies which affect the residents, and emergency procedures.  Leasing Agent should be qualified to walk and note any deficiencies in market ready product, checking the tour route on a daily basis.  Along with supporting the marketing functions of the property through accurate recording of data on prospects and new residents, the leasing agent should take a proactive role in the preparation and maintenance of a current resident profile.  The leasing agent must at all times be prepared to cite policies and procedures of the company, particularly as they relate to Fair Housing, discrimination and occupancy standards.  It is imperative that the leasing agent has an in-depth knowledge of the rental agreement, and be cognizant of any legal issues with which they may be asked (i.e., three-day notices).  Leasing Agents, as initial contact between public and community or company, must present a professional, efficient attitude in remedying any customer complaints.  A Leasing Agent should be prepared to deal with service requests, appropriate documentation and follow-up to ensure client satisfaction while working within company guidelines and procedures.  Leasing Agents are responsible for tracking and recording all traffic and rental results for monitoring by the community and the company.  The Leasing Agent is responsible for knowing all current renting policies, including any concession program available, and particularly for site specific rental programs (corporate housing, subsidized housing, BMR qualifications, Section 8 information, etc.).  Perform any special projects or additional property requirements as defined by the Property Manager. Promote resident and business referral programs within company guidelines.

 

QUALIFICATIONS:  High school diploma.  Direct sales and marketing experience, 2 years related or 1 year industry experience (preferred.)  Strong communication skills, knowledge of business correspondence.  Some basic computer skills, typing 40 wpm.  Ability to meet the physical requirements of the job.  Ability to function effectively in sales/marketing and customer service environment.
