We are continuing to develop our business in interesting new ways and we recognize that the right people, offering their ideas and expertise will enable us to continue our success.As a member of the American Property Development team the Development and Acquisitions Associate will perform the demographic research necessary to identify parcels of land for purchase and development as well and assist in obtaining entitlements for development projects. Other responsibilities include:  • Function as a strategic professional Team Member throughout the demographic and  acquisition process. • Under supervision, identify market areas for future land acquisitions and prepare Phase-I demographics books.  • Attend daily APDI staff meetings. • Under supervision, prepare and update development schedules and budgets. • Under supervision, prepare scopes of work, requests for proposals and purchase orders for development consultants. • Coordinate with the APDI staff through the completion of the Demographic Phase Books. • Obtain and review property profiles and title reports. • Establish a professional working relationship with public agencies and consultants. • Review and understand applicable fees and zoning codes. • Prepare and maintain development budgets for the Demographic Phase Books. • Provide demographic data as required for the Phase I, Phase II and Phase III Demographic Books. • Participate with the presentation of demographic information to the owners of APDI as required. • Prepare and maintain Land Demographic Files. • Prepare and maintain Land Closing books. • Monitor and track changes in Development Fees for Cities where APDI is active. • Assist the Development Manager in assembling submittal packages. • Assist the Development Manager in providing ongoing support throughout the construction process.
