Coordinate delivery of common shared services to all Honeywell divisions (and sub-tenants as required) including coordination of communication services outside of those related to the responsibilities of GTS. Financial Dimensions:Average Facility Budget accountability: $2,100,000Average Capital Investment accountability: $150,000Average # of Field Locations supported: 10 — 15, location are in the following states: CT, ME, VT, NH, NY, and MA. Offices range in size from 500 to 15,000 SF and total budget responsibility is approx $2M.Delegated Purchasing Authority (per transaction): $8K Principal AccountabilitiesImplement facility lease renewals, relocation, downsizing/expansion projects, sub-leasing and/or space reconfiguration in order to provide a functional, operational, cost-effective facility for all users. Implementation includes the following:Develop department and common area space requirements, based on Corporate Global Space Standards, through meetings with local and regional leadersPrepare space profile workbooks with current and proposed space data, secure space requirement approvalsPrepare Global Real Estate (GRE) Requirements form and register project with GRE for assignment to National Account Real Estate BrokerWith assistance from National Account Real Estate broker, tour all available new location properties, review developer proposals, assist GRE with negotiations of business terms and recommend appropriate location alternativeCoordinate and lead block plan design, detailed furniture design and finalized build-out plan with input from site representatives and guidance from FMS leaderPartner with GRE representative to complete project Financial Package and present to local leaders for selection and concurrence on recommended alternativePrepare and submit project eAR and follow up as necessary until final approval is secured.Manage day-to-day facility services, including problem resolution, design change and reconfiguration requirements to ensure resident division customer satisfaction and compliance with facility processes/standards and ACS business goals.Provide property management support to subtenantsPrepare annual operating budget for each location and manage monthly facility costs against budgetManage contract acquisition/review/negotiation/vendor selection and preparation of related subcontract/purchase order agreements to provide for quality facility services at a competitive cost.Manage reassignment of surplus furniture to home-based employees, and on-going surplus furniture inventory, including asset record management to ensure depreciation is appropriately aligned.Provide process information for set-up of home-based and mobile-based employees, which includes ensuring communication linkages are achieved, and employees are trained on use of available telephone system.Design, implement and administer facility security systems by timely changes of access codes, and maintenance of access/egress records.Coordinate training/acquisition/operation/maintenance of shared office machines (fax,copy,MFD’s) and coordinate procedures for mail handling and postage reimbursement in a manner which provides these services within an annual approved budget.Maintain Vendor Contact List to ensure expeditious reporting of facility/office service problem and compliance with contractual obligations.Maintain Emergency Contact List to ensure appropriate communication linkages are available.Develop, distribute and post Emergency Action Plans and administer the Building Steward Initiative, at the direction of HSE, in every field locationRequired Skills & CompetenciesExcellent interpersonal skills (training/presentation, leadership coaching, facilitation, team collaboration, communication). Ability to effectively coach business leaders/managers through urgent and emergency conditions. Partners with leaders to continuously improve HSE culture, awareness and accountability systems.Experience in leading teams and providing work direction in a metrics organization.3-5 years of experience in project management, space layout/design and facility operation budget responsibility.Effective PC skills in a Microsoft xp environment, proficient in use of Word, Excel, PowerPoint and E-mail.Highly motivated, energetic, self-directed individual with good analytical and problem-solving skills.Mature judgment and decision-making ability, with strategic and tactical Project Management experience in Facilities.Effectively interfaces with employees across all organizational levels, including internal & external vendor. Excellent written and interpersonal communication skills.Demonstrated track record of effective supervision/work direction skills. (Supplier management).Flexibility and adaptability to deal effectively with change in a positive manner.Effective project management skills.Effective time management skills. Education Bachelors Degree in Finance or Business preferred.
