Director of Construction - Development

 Responsibilities:

 

The Director of Hospitality Construction - Development will have lead responsibility for all aspects of resort construction and development.  This includes renovation and new construction of 4 star quality properties.

 

Key responsibilities include:

? Overseeing, coordinating, and managing the full-cycle development process associated with a new 4-5 star hotel from initial analysis, marketing studies, identifying appropriate hotel profile and brands, proforma and cash flow analysis, investment committee approval, deal structuring and negotiation, obtaining approval from government agencies, negotiation of management/franchise agreement, and all development activities through construction completion and opening

? Coordination of all in-house resources (legal, asset management, design and leasing), and external resources (architects, consultants, engineers, contractors)

? Preparation, approval and bottom-line responsibility for budgets, project schedules and economic goals and monthly progress reporting.

? Establishment, direction and management of project teams

? Assuring that all development meets or exceeds the standards of the leading hotel brands

 

This is a senior construction management position which requires extensive resort development experience.

Qualification requirements:

 

 

? Minimum of 7-10 years of relevant experience involving full-cycle hotel development, including experience with major mixed-use projects

 

? Proven track record of structuring, negotiating and closing hotel and mixed-use development and related agreements

 

? Broad-based knowledge of the hospitality sector including hotel brands and classes, and the ability to select the appropriate brand and class appropriate for a given property, and negotiate management and franchise agreements

 

? Ability to interact effectively with hotel partners, intermediary third parties, finance and marketing professionals, contractors, as well as the range of personnel and executives

 

? A detail-oriented, quantitative approach to the business, coupled with the ability to assume a broad, long-term owner’s perspective

 

? Exceptional negotiating and structuring skills

 

? Proven project leadership skills and team player with the ability to manage and coordinate across various functional lines

 

? Cultural fit, style and personality to operate effectively

 

? Outstanding oral and written communication skills

 

? Undergraduate degree required; Masters desired or other relevant advanced degrees and certifications preferred
