General Position Summary



The Mechanical Project Manager manages the overall project direction, completion and financial outcome as well as maintaining relationships between Skanska, the Owner, and Subcontractor.  This position oversees all mechanical aspects for either a single large project or multiple smaller projects on site to ensure all construction under the mechanical disciplines adhere to all applicable codes and specifications.  The Mechanical Project Manager is responsible for directing and mentoring on-site staff.  The position requires business management and strategy skills, financial acumen, strong leadership skills, organizational and time management skills, strong communication skills, and client service skills.  The Mechanical Project Manager must also be able to create and manage schedules to meet the need dates as derived by the client.



 

Major Duties & Responsibilities

 

· Manage and/or coordinate Company personnel and resources

· Assist in preconstruction efforts

· Perform constructability reviews

· Prepare trade contracts  and bid packages, as well as oversee procurement processes

· Ensure overall accuracy and completeness of estimates for all Mechanical disciplines.

· Ensure all documentation specific to the respective discipline is appropriately represented in the estimate.

· Conduct initial analysis of drawings and specifications to ensure required documentation is complete and available for Project Cost Estimate.

· Attend pre-construction meetings; organize kick-off meetings and provide kick-off meeting minutes

· Solicit specific project pricing from vendors and/or sub-contractors; obtain building permit quotes through appropriate agency.

· Develop and maintain database of unit costs and labor productivity for Mechanical disciplines.

· Oversee cost control and change management systems

· Enhance and maintain relationships with clients, designers, consultants and internal Skanska clients 

· Prepare initial master schedules and oversee updates 

· Review and approve Trade Contractor Payment Applications with Superintendent

· Attend and lead project meetings, including progress, pre-construction and pre-award

· Review inspection and test data for compliance with specifications

· Communicate and enforce Skanska Safety and Health Management Program 

· Demonstrate commitment to an Injury-Free Environment through own actions and mentoring others 

· Oversee project close-out

· Manage procurement of all mechanical equipment

 

Job Skills & Abilities

 

· Computer knowledge and efficiency, including Microsoft Office products

· Knowledge of Prolog

· Thorough understanding of industry

· Excellent written and verbal communication skills

· Excellent technical skills in mechanical systems

· Good math/accounting skills

· Excellent management skills

· Highly proficient in selected company software (Excel, Word, Timberline, Paydirt).

· Ability to make decisions regarding financial accuracy of Cost Estimates.

· Ability to manage/lead staff estimates.

· Excellent strategy formulation and problem solving skills

· Functions effectively as part of a team

· Ability to develop and/or maintain relationships with clients

Education and/or Experience

 

College degree in Engineering or Construction Management (BS or 4 years minimum) or minimum 10 to 15 years of industry experience
