Responsibilities:

 

The Operations Manager directs all matters that relate to crew personnel, including annual performance reviews and training.  The Operations Manager directs, prioritizes and allocates company resources as it relates to the Crew production schedule.  The Operations Manager also develops, manages and directs project managers.

 

Project Management – Sales Estimate & Proposal pre-qualification:

· Review estimates for accuracy on hours

· Direct preparation of Responsibility Chart to be included in submittals and specifications

· Direct preparation of submittals in accordance with owner’s request

· Complete Construction Schedule to be included in submittals and specifications

· Direct project administrator to prepare Insurance Certificates as requested

· Review Notice to Proceed from General Contractor

· Assist with job surveys

· Review Contract, Purchase Order from client

 

Project Management -Preconstruction Phase:

· Schedule project with scheduling team

· Track estimated start date from scheduling meetings

· Compare estimated quantities and costs

· Discuss delivery schedules with the project managers

· Hold preconstruction meetings with owners (or representative), DCT salesperson and project manager

· Determine job specific Safety Guidelines & procedures with project manager and safety director

· Ensure that building permits are obtained when necessary

· Ensure that subcontract documents have been executed

· Ensure that subcontractor insurance certificates are on file

· Coordinate delivery of materials for job, contact owner

· Coordinate with project manager and Human Resources for required labor on projects

 

Project Management - Installation Phase:

· Perform periodic jobsite visits, start-ups, training project managers and crew leaders

· Review and approve all invoices

·Insure completion of pre project  Customer Satisfaction Survey

· Loading procedures

· Connections at the plant

· Safety requirements

· Dumpsters

· Cranes, roof access

· Review project set-up with the project manager or crew leader

· Set-up project

· Attend Job Hazard Analysis meeting with Project Manager, Crew leader & crew

· Develop a plan to execute the hoisting, moving materials

· Cover the scope of work with the crew

· Safety director and project manager to perform a safety orientation with new hires

· Develop a plan for execution of project in general

· Review the prior week’s productivity, compare to the estimate

 

Project Management - Contract Close-Out Phase:

· Arrange and attend inspection with owner and/or manufacturer

· Direct Completion Notice and arrange for check to be cut

· Direct, complete and prepare necessary close-out paperwork

· Review warranty for errors

· Review job for job review meetings

· Correct job costing errors regarding phase codes, material costs, freight, sales tax, and job credits from shops

· Coordinate execution of Manfucturer punch list

· Inspect completed operations

· Coordinate completion of Customer Satisfaction Survey

 

Successful candidates must have:Minimum 4 years experience in commercial roofing/ and or construction as a construction superintendent or 2 years experience as a project manager requiredHigh School Diploma required; Construction Management Degree a plusKnowledge of multiple systems a strong plusExcellent leadership and communication skillsSome travel requiredValid driver’s license required
