And we welcome anyone who shares our commitment to ingenuity and excellence.EOE/AA Employer Responsible for managing the day to day operations of various assigned facilities to ensure the operations, maintenance, and vendor management standards of the contract are met in a cost effective, safe and efficient manner. Works in cooperation with the customer's management and O&M service subcontractors. Is responsible for regional facility operations in accordance with approved operating guidelines and budget. Leads O&M facility staff at multiple sites or a regional group of remote sites. This role would typically be found on contracts that have a sales volume of over $12 Million and manages a budget of between $5M and $15M. Responsible for regional issues to include management strategy, client relations, team building and other key contractual strategies. PRINCIPAL DUTIES: Ensures that all facilities within the region are operated and maintained in a cost-effective and safe condition in accordance with the approved budget and the customer's requirements to fulfill O&M contractual obligations. Interfaces with the customer's regional management regarding direction of financial, contract, and customer strategies for the facility. Reviews and approves all expenditures for tools, equipment, supplies, materials and additional contract requirements. May assist with preparation of facility budget. Communicates operating philosophy, objectives and expectations to Operations Managers in a continuing effort to build the site team. Manages, directs and schedules day-to-day and long-range activities for assigned properties and ensure that all programs and procedures of the O&M staff are being properly implemented. Manages and supervises facility personnel including hiring, promotions, recognition, discipline, and performance management. Plans, directs, and monitors the performance objectives of Operations and Maintenance personnel. Establishes process performance metrics; tracking, analyzing and reporting performance in terms of quality, safety, cost, and customer satisfaction. Takes corrective action to bring about required change and ensure contract requirements have been executed at a level above the specified standards. Resolves problems and/or conflicts and maintains open communication with the client including providing regular written and oral reports to ensure satisfaction. Manages contractor specifications, problems/issues, performance and administration. Recommends solutions and implements appropriate corrective action for major or complex maintenance issues. Provides the technical and management direction for all Facility Management services and utilizes all JCI resources (i.e. Branch, Procurement, etc.) to reduce costs and increase satisfaction. May assist in the acceptance phase of commissioning construction projects. Complies with all company policies and procedures and adheres to company standards. Retail and Muti-site experience highly valued. Performs other duties as required.Bachelor's degree in electrical or mechanical engineering or equivalent experience required. Seven years of facility management or building operations experience required. Five years of supervisory experience in management, budgeting, vendor management, operations and maintenance required. May require knowledge of mechanical, electrical Uninterrupted Power Supply (UPS) or Direct Digital Control (DDC) systems. Demonstrated leadership abilities and organizational skills. Demonstrate communication and interpersonal skills. Able to manage and train entry-level personnel. Able to deal with customers and others at all levels. Knowledge of JCI procedures and policies. Must be a team player, committed to working in a quality environment. Requires the ability to travel.
