Director, Global Real Estate

Job Description:

The Director, Global Real Estate manages the Company’s global real estate portfolio of 500+ office locations. The Director serves as an advisor to the Company’s senior management on real estate matters and works with executives and staff personnel of global operating companies and business units, service providers, landlords, tenants, and real estate brokerages, to develop and implement real estate strategies consistent with business requirements and operational strategies.

The position will report to the Vice President, Global Procurement and Facilities.

Capabilities:

Extensive working knowledge of real estate functions and ability to think strategically in order to advise management at the local, regional, national and global levels. Able to evaluate micro and macroeconomic trends in the real estate markets to identify alternative strategies and advise customers as to the costs/benefits of each.  Oversees due diligence for site selection, financial projections on a P&L and cash basis, and prepares supporting documents to obtain appropriate levels of approval. Works with service providers and local management to understand how operating companies and business units collaborate in order to design efficient space plans.

As the leader of the real estate team, the director is a proven professional with a track record of customer service and the ability to discuss strategy with management, translate objectives into feasible actions plans, and ensure successful project execution. Assumes ownership and is accountable for leading and implementing each project initiative, the success of which depends on mobilizing both internal service providers and outsourced vendors to meet real estate objectives. Works with the Vice President, Global Procurement & Facilities to help develop and implement national standards, design the workplace, lead innovation and incorporate best practices into the portfolio.

Job Responsibilities

Primary responsibilities include oversight of all global real estate activity relating to the acquisition and management of real estate relating to all business requirements of the Company including the following duties:

Develop detailed market plans and analysis in support of real estate strategies.

Initiate site selection and deal-making activity in accordance with approved operations plans.

Accomplish review and analyses of real estate involved in merger and acquisition efforts.

Develop strategic plans for the consolidation, expansion, and elimination of locations in conjunction with the operating requirements of the Company.

Develop and execute landlord and tenant negotiation strategies, tactics and action plans.

Prepare and present real estate proposals for senior management review and approval.

Prepare and evaluate pro forma P&L statements and respective investment analyses for prospective sites.

Assist in the negotiation and administration of new and existing real estate agreements and related activities.

Work with senior management, local Company representatives, and real estate service providers to facilitate the successful accomplishment of facility strategies.

Support a broad range of strategic and tactical initiatives affecting the Company’s real estate portfolio through special project assignments (i.e. landlord portfolio reviews and deal-making, lease audits, geographic information systems development, information technology integration, etc.).

Job Requirements:

Minimum 7 years real estate experience, preferably at a Director/Senior Director level position.

Bachelor’s degree in business, real estate, or in related field.  Master’s degree preferred.

Experience with mergers and acquisitions.

Strong organizational, visual, creative and leadership skills.

Excellent verbal and written communications skills.

Computer skills in MS-Windows environment and all desktop applications including Outlook, Excel and Word.

Travel required.
