PreConstruction Design Manager -- Commercial Construction

They have a fine reputation and retain their people well. JOB DESCRIPTION:   Leadership role for an Architect/Engineer as Design Manager with a unique blend of design knowledge, Construction Management/field experience and cost control/constructability expertise for several design build projects in the $2M to $60M plus range.  As the Design Builder’s representative, the successful candidate will work with the VP of Design Management and staff who together will organize appropriate design sub consultants for each project, manage their design and construction document development (proposal and post award) as well as obtain Owner/Agency approvals while keeping each project within budget, on schedule and of superior quality.   A detailed description of Design Management duties includes: Pre-Proposal: Contribute to identification of potential projects in coordination with the Estimating Department & Business Development Contribute to formal and informal sales presentations as necessary Proposal:  Manage the overall proposal preparation process in coordination with Estimating & Marketing. Assist as needed in identifying the appropriate design consultants Manage communication with the Owner (RFI’s, pre-proposal conferences, telephone, etc.) Manage development of Pricing Documents in support of Estimating Department’s effort to assemble a complete and accurate price and meet the project budget Develop preliminary project schedules as (Suretrack or Primavera).  Keep all the above on schedule with appropriate timeframes for internal and external (when necessary) reviews prior to submissions Prepare and make presentations to Owner/Agencies in support of the proposals as necessary Design Management – Post Award Negotiate design team contracts with final approval from VP of Design Management Refine the Design Team, layout strategy, establish a design schedule and aggressively move the project forward Conduct meeting(s) with Owners/Agencies for project kick-off and other interaction during the design phase Manage the design process including:- RFI’s- Owner communication- Ensure design complies with RFP and the proposal- Scheduling and schedule maintenanceGeneralAs the Design Manager, the following are general management duties: Provide managerial leadership in order to efficiently bring all design build projects in on-time, on budget and meet quality control objectives.
