VP Land Acquisition/Entitlements
Job Purpose: Ability to negotiate land acquisitions, perform financial analysis, execute purchase agreements and over see due diligence/feasibility, including concept land planning, environmental, utility system and title analysis. Manage consultants, realtors, land planners, legal teams, environmental consultants, surveyors and engineers. Builds market position by locating, developing, defining, negotiating and closing business relationships.
Duties:
* Responsible for maximizing profit potential of land owned or acquired through development of site plans that maximize the use of land; effectively manage horizontal construction and associated contracts, controlling costs and capital outlay for site design and improvements.
* Facilitate the acquisition of properties with landowners, realtors, attorneys and brokers. Negotiate and coordinates land purchase contracts and closing settlement issues with the principals.
* Ensure all land entitlements, permits, and approvals are obtained on a timely basis and budgeted appropriated, and always within budget.
* Accomplishes business development human resource strategies by determining accountabilities; communicating and enforcing values, policies, and procedures; implementing recruitment, selection, orientation, training, coaching, counseling, disciplinary, and communication programs; planning, monitoring, appraising, and reviewing job contributions; planning and reviewing compensation strategies.
* Develops business development organizational strategies by contributing information, analysis, and recommendations to functional strategic thinking and direction; establishing functional objectives in line with organizational objectives.
* Develops business development operational strategies by analyzing trends; defining critical measurements; determining production, productivity, quality, and customer-service strategies; designing systems; allocating resources; resolving problems; implementing change.
* Develops business development financial strategies by estimating and anticipating requirements, trends, and variances; aligning monetary resources; developing action plans; measuring and analyzing results; initiating corrective actions; minimizing the impact of variances.
* Identifies trend setter ideas by researching industry and related events, publications, and announcements; tracking individual contributors and their accomplishments.
* Locates or proposes potential business deals by contacting potential partners; discovering and exploring opportunities.
* Screens potential business deals by analyzing market strategies, deal requirements, potential, and financials; evaluating options; resolving internal priorities; recommending equity investments.
* Develops negotiating strategies and positions by studying integration of new venture with company strategies and operations; examining risks and potentials; estimating partners' needs and goals.
* Closes new business deals by coordinating requirements; developing and negotiating contracts; integrating contract requirements with business operations.
* Protects organization's value by keeping information confidential.
* Maintains professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; benchmarking state-of-the-art practices; participating in professional societies.
* Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
