Building Maintenance Worker
Summary: Under general supervision of the Building Services Superintendent, provides general maintenance support for City Hall and other City facilities. The intent of this position description is to provide a representative summary of the major duties and responsibilities performed by incumbent(s) in this position. Incumbent(s) may not be required to perform all duties in this description and incumbent(s) may be required to perform position-related tasks other than those specifically listed in this description. Essential Job Functions: Provides general maintenance support for City Hall and other city facilities Responsible for picking up trash and debris from the outside of the building and emptying trash receptacles outside. Performs general building maintenance and repair, and equipment operation. Monitors facilities to Identify construction, maintenance and repair needs for facilities and equipment Reports maintenance, and repair needs to appropriate supervisory staff if unable to complete. Performs preventive maintenance on equipment as assigned; inspect equipment before use. Completes daily operations reports and time sheets as assigned. Monitors restroom facilities for cleanliness; ensure paper goods are well stocked; order and stock building supplies, copy paper, janitorial supplies, and related inventory. Performs a variety of repair and maintenance activities in the completion of assigned services and operations Operates various hand and small power tools and equipment in support of a variety of maintenance and repair operations. Replaces ceiling tile, light bulbs; door locks, etc. as needed. Performs inventory control as needed. Responds to work order requests and projects. Runs errands for all departments Assists in the setup, teardown, and cleanup for special events and meetings. Hangs pictures; perform plumbing, electrical, carpentry work, and minor repairs Changes air conditioners filters Empty recycle bins at City facilities. Clean and maintain tools, vehicles, supplies and equipment. Works with vendors and serves as a liaison between the city and janitorial service vendor; perform janitorial work as necessary. Organizes tools, equipment and supplies necessary to complete assignments. Inspects, cleans and maintains equipment and tools in safe operating order. Performs routine inspections of assigned areas to detect any necessary repairs or hazardous conditions. Paints, repairs and maintains equipment, furniture and facilities.
Other Important Duties: Performs janitorial work as necessary. Travels to attend meetings and training. Performs other related duties as assigned. Regular and consistent attendance for the assigned work hours is essential.
Required Knowledge and Skills: Basic methods and techniques of general construction, maintenance, and repair related to the area of work assigned. Occupational hazards and standard safety practices. General departmental policies and regulations. Principles and practices of general building maintenance. Proper operation and maintenance techniques and uses of a variety of hand and power tools and machinery. Pertinent federal, state and City laws, codes and regulations. Familiar with City purchasing process. Knowledge of City policies and procedures. Skill in following oral and written communications. Skill in planning and organizing materials and supplies necessary to complete work orders or daily assignments. Skill in resolving customer complaints and concerns.
Preferred Education, Experience, and Certifications: Equivalent to a tenth grade education plus one (1) year maintenance or construction experience, or equivalent combination of education and experience. Must pass a pre-employment drug screening, background and motor vehicle record check. Must pass pre-employment physical agility exam. Must possess valid State of Texas Drivers License.
Environmental Factors and Conditions/Physical Requirements: May be subject to exposure to extreme weather conditions, hazardous chemicals, fumes, infectious diseases, toxic waste, air and water borne pathogens, unsafe and unhealthy building conditions, and rough or unstable terrain. May be subject to extended periods of bending, reaching, kneeling, climbing ladders, lifting or carrying building materials when securing condemned or unsafe buildings, pools or other code related substandard infractions. Must be able to lift up to 50 pounds.
Equipment and Tools Utilized: Equipment utilized includes hand/power tools and equipment specific to area of assignment, ladders, testing equipment, generators, water pumps, and department vehicles.
