Commercial Site Superintendent

This is an excellent opportunity to work as a

 

Construction Superintendent

 

for a national commercial construction organization, that has been in business for over 30 years, and specializes in the development, construction, and management of large commercial and industrial projects.  This is an excellent opportunity to achieve professional growth and obtain great benefits and an exciting working environment.

 

DUTIES: Contact vendors as needed for various construction issues May lead and direct the work of others Oversee the daily construction activities at the work site, including scheduling of workers, delivery of equipment and materials, and progress of the project Perform a variety of tasks, as needed Rely on experience and judgment to plan and accomplish goals Resolve contract disputes and arrange any necessary order changes Typically reports to a project manager or head of a unit/department Utilize various scheduling software as needed Hire Subs as needed Handle Customer Service for their projects Must show example of problem solving experience Review all invoices Introduction with Customer for closing Work with contractors to complete project within the given budget and timeframe

· Effectively work crews, organize work, and schedule subcontractor activities

· Schedule the work of the crews, equipment, materials, and subcontractors to achieve maximum production in the most efficient manner

· Ensure foreman are well qualified and are efficiently carrying out duties assigned

· Properly layout a project, making certain that the proper grades are followed and the structure is accurately located

· Review the job schedule and cost breakdown, resolving all differences of opinion with Project Manager at the beginning of the job

· Set up the job office and equipment trailers and see that permits, labor notices, safety rules and regulations, and E.E.O.C. material are posted in a conspicuous place

· Ensure that safety regulations are followed by company and subcontractor crews

· Attend safety meetings

· Have a thorough knowledge of the plans and specifications for each project assigned

· Maintain a high standard of quality control at all times

· See that good housekeeping practices are observed and maintained by both crews and subcontractors

· Maintain a good relationship with the Project Manager, seeking his/her assistance in the scheduling of materials, equipment and subcontractors

· Keep the progress schedule current, review schedule status and job costs at least once each month.

· Maintain inventory control over tools and equipment, ascertaining that movable tools are returned to the tool room and all other equipment adequately secured

· Ensure the project is secured each night

· Insure that all change orders are properly executed and indicated on as-built plans

· Review attendance each morning and afternoon

· Attend pre-construction and construction meetings, taking notes on areas that may present a future problem and present to the Project Manager for consultation

· Assist inspectors on their project reviews, if needed

· Maintain good relationships with inspectors, architects, subcontractors and other key people connected with the project

· Coordinate maintenance of heavy equipment on the project and supervise effective utilization.

· Attend, on request, all technical meetings for the purpose of discussing job progress and problem areas

· Maintain close communication with Project Manager on any unforseen problems which may develop

· Assist Project Manager in estimating percent completion of each item for monthly invoicing and of labor for each job cost report

 

QUALIFICATIONS:

· 10 or more years of experience as a superintendent, working on commercial building construction (hotels, schools, churches, condominiums, high-rises, etc.)

· GENERAL CONTRACTOR LICENSE IN THE STATE OF GEORGIA

· Must have experience as a superintendent on buildings over 4 stories high

· Must have experience as a superintendent on buildings over $4 million

· Leadership ability

· An ability to thoroughly understand and follow plans and specifications in the construction of project

· Thorough knowledge of construction techniques and the imagination to derive the most efficient method of completing a task

· Foresight to predict problems before they develop

· A conscientious attitude towards controlling job costs and adhering to progress schedules.

· Ability to use a transit and level and oversee all aspects of job layout and surveying

· Ability to communicate plan and sequence of activities to all subcontractors and material suppliers to effectively implement our goals
