Job summary:

Maintains interior and exterior of the community in a neat and sanitary condition, free from hazards to residents, staff and guests.

  Essential duties and functions: ·  Approaches all encounters with residents and employees in a friendly, service-oriented manner

·  Maintains high standards of personal appearance and grooming, which includes wearing the proper attire and name tag when working

·  Complies at all times with KISCO standards and regulations to encourage safe and efficient property operations 

·  Directs maintenance, groundskeeping and monitor departments to operate in a manner promoting efficient service delivery

·  Establishes and administers a preventive maintenance program

·  Maintain current inventory of tools and supplies

·  Knows location of all emergency shut off valves and knows emergency procedures

·  Accompanies appropriate authorities inspecting building and utility systems

·  Maintains complete manufacturers instruction and warranty information/manuals on all equipment

·  Monitors building sand equipment renovation or repairs done by outside contractors.

·  Possesses basic carpentry, electrical, plumbing, painting, HVAC and custodial skills.  Be on call 24 hours a day

·  Performs landscape and grounds keeping duties, if required, and maintains pool area as necessary

·  Reviews Daily Line-up with staff

·  Utilizes KISCO Cash and other recognition programs

·  Assists Safety Committee with property inspections

·  Perform other duties and tasks as assigned or required

  Experience/Training/Education:

High school graduate with some college preferred with 3 years’ experience OR technical training in HVAC, plumbing and construction with 3 years’ experience preferred OR a minimum of 5 years’ experience in apartment maintenance or related trade.

 

 

Knowledge/Skills/Abilities:

Knowledge of paint, paint brushes and rollers, saws and drills (hand and electric), all types of wrenches and screwdrivers, hammer, tape measure, level, plungers, drain snake, carts, hand truck, electric meter, host machines, vacuum, carpet shampooer, walkie-talkie, vise, sander, ladder, caulk and caulking gun, oil, bug spray and other relevant tools of the trades. Knowledge of computers and office equipment. Should have the ability to establish priorities for a multitude of tasks and be well organized. Must be able to deal effectively and calmly with difficult people. Must be to make quick decisions when necessary. Should exhibit problem-solving capabilities and be able to communicate effectively with residents and staff. Should have a high mechanical aptitude. Should understand the bid process and be able to complete required paperwork. Must be able to work in a fast paced environment with multiple priorities.

 

 

Physical requirements

Must be able to lift and move furniture and equipment weighting up to 100 pounds. Should be able to work in confined areas and to climb ladders.  Good visual acuity or vision corrected with glasses required. Must be able to stand and/or work for long periods of time.

 

 Special requirements/Certifications:

  Appropriate certifications if working on HVAC systems.
