On-Site Construction Manager

Our growing Commercial Development Team is currently seeking an On Site Construction Manager for our Sandalwood Development in Naples, Florida.

 

I. BASIC FUNCTION

 

A. The Construction Manager represents the Owner/Developer on-site

during construction projects.

 

This position entails construction observation and oversight, working with the General Contractor and Site Inspectors identifying problems, potential problems, scheduling conflicts; and reporting to the Owner/Developer on these issues to ensure the product is constructed in accordance with all design and specification requirements on-time and within established budgets.

 

II. RELATIONSHIPS

 

A.  Reports directly to the Senior Vice President of Development.

B. Maintains effective, professional relationships with suppliers, vendors, government officials, and professionals servicing the Company or the construction site(s).

 

III.  RESPONSIBILITIES

 

  The activities that are listed below are not all inclusive, however, they are indicative of the type of activities normally performed by the Construction Project Manager.

 

A.  Represent the Owner/Developer at all on-site meetings.

B. Perform daily inspections of construction site and evaluate progress.

C. Submit daily reports, including taking photographs to document progress.

D. Work with the Owner/Developer's consultants and ensure scope of work and ensure the timely completion of work and assignments. 

E. Assist with resolving issues and problems in an efficient cost effective manner.

 

IV. ­REQUIREMENTS

 

A.  Basic computer skills with the ability to use Microsoft Office, the internet, spreadsheets, and word processing.

B. Effective verbal and written communication skills.

C. Excellent organizational skills.

D. Ability to understand and accept direction when given.

E. Ability to work independently – self starter, works in a “team oriented” environment.

F.  Ability to research and analyze data.

G. Ability to prioritize work to meet established deadlines.

H. Ability to work under and handle pressured situations.

I. Practice of confidentiality.

J. Ability to create and respond to written correspondence.

K. Capability to handle vendor and employee relations at all levels.

L.  Ability to troubleshoot and solve problems proactively.

M. Ability to adapt and perform a variety of assignments.

N. Extensive experience with all phases of multi-family and commercial construction, preferably as a contractor or a clerk of the works.

O.  Code knowledge, estimating abilities, and strong abilities to value engineer products to cost, means and methods.

P. Strong negotiation and people skills.

Q.  Proficient at identifying and suggesting equitable solutions to problems as they arise. 

 

V. SCOPE AND COMPENSTATION

 

A.  Minimum forty hours per week; additional hours as required. 

B. Salary commensurate with level of experience and job requirements.

C. Paid sick, personal and vacation as outlined in the employee manual.

D. A portion of the single health insurance premium paid towards employee health insurance.

E. Additional benefits offered to other full-time employees of the United Group as outlined in the employee benefit booklet.

F.  Local travel required; potential trips to corporate office.

G.  Reasonable business expenses to be paid / reimbursed within the scope of performing routine necessary business.
