Project Manager - Retail Construction
Inland HOLDCO Management LLC, has an immediate opening in the Baltimore area for a Retail/Shopping Center Construction/Build-Out Project Manager. This position will increase shareholder value and tenant satisfaction through assisting and consulting Property Management on the operational performance of the physical assets of the portfolio.
Job Functions
Project Management:
Current property issues / Planned capital expenditures / Roof consultant inspections, determine and prepare scope of work to be performed for bid documents, assist in obtaining competitive bids, prepare line-item comparisons and vendor recommendation, establish and oversee the plan of action to timely and economic completion, supervise contractors as required, track expenditures and open/closed issues.
Management of operational efficiency:
Ensure a market perspective in relation to vendor selection wherever feasible between Inland entities, evaluation of service contracts to ensure consistency of pricing and service, reduce per property operational costs while maintaining or increasing service levels to tenants.
Management of Quality Control:
Perform property inspections with Property Management on regular and documented intervals-proposed initial timing is quarterly, track open/closed issues to completion.
Management of operations - revenue opportunities:
Tenant construction – assist as required, assist Property Management and Leasing as requested in an efficient manner, meet with tenants, architects, contractors to determine tenant needs, review tenant plans, municipality and property requirements, obtain competitive bids, supervise contractors, oversee projects to timely and economic completion, oversee punch list issues, perform final walk-throughs as necessary.

Accountabilities:
Individuals in this position will be accountable for accurately and timely completing the job functions listed above. Answers directly to the Director of Operations and works with senior vice presidents, vice presidents, senior property managers, property managers, leasing representatives, administrative assistants and various vendors and contractors.
Requirements
-Must be able to multi-task and work well with deadlines
-Be organized, possess problem solving abilities and be able to communicate effectively.
-Possess a general knowledge of HVAC, roofing, electrical, plumbing, painting, carpentry, fire protection systems, retention/detention ponds, waste water treatment plants.
-Must be able to travel throughout the Northeast Region.
-The ability to write and review bids and specifications as well as the estimated cost for all capital items on a per square foot basis.
-The ability to read and interpret building plans and contract documents and the ability to oversee tenant buildout.
-The ability to interact with vendors and other employees, ability to relay technical concerns with adequate detail, quickly and accurately.
-Individuals in this position should possess an understanding of corporate standards for shopping centers with an ability to achieve those standards.
-Must be able to travel about 50% of the time throughout the Northeast.
