Senior Project/Development Manager

Summary: Responsibilities revolve around driving the real estate development process to meet the program, budget and scheduled goals of a large complex land use development project (s).
Essential duties include, but may not be limited to:
Securing the entitlements necessary for obtaining required land use and construction permits.
Developing knowledge of the land use regulations and proposed regulation changes in the municipality/county/state where the project is located.
Establishing good working relationships with local/regional development communities and city/county/state staff.
Managing and directing outside service providers to insure a timely, cost effective and "best practice" service.
Ensure timely completion of project by: ensuring performance is in accordance with scope, schedule and budget. Preparing and maintaining schedules for delivery of project than can be relied on by other company personnel. Providing financial reviews, updates and accounting forecasts for development project. Understand the company risk profile along with legal and tax considerations relative to the project.
Maintain a visual presence and involvement on-site.
Meet with clients, city officials, contractors, architects, engineers and consultants to present the project status and anticipate issues.
Anticipate potential changes to budget or schedule and provide guidance on the review and analysis of changes when presented.
Develop and monitor project budget and schedule including updating and maintaining project controls.
Provide analysis of budgets and schedules and their effect on Pro forma of the project.
Review contractor and vendor onsite activities to verify they are in contractual compliance with design specifications, schedules and workmanship standards.
Work the Finance Group regarding the issuance of contracts, purchase orders, and processing scheduled progress draw packages for payment.
Manage the project close out process to a successful completion.
Observe and report on land use, process and construction related issues.
Prepare documentation for analysis and review of specific issues.
Set-up and direct project meetings.
Develop and complete project specific tasks required to meet the expectations of the client and fulfill our contractual obligations.
Promote the highest level of professionalism and ethics.

Bachelors degree in real estate related field and a command of real estate development process. Ability to travel 2-3x per week to site.
Approximately ten (10) years of professional experience and a minimum of five (5) years real estate development experience including lead responsibility for the development of at least 2 significant mixed use projects from inception to completion.
Motivated self-starter with a high level of personal integrity and business ethics who has the ability to work in a team environment.
Extensive knowledge of all aspects of real estate development, including; underwriting, finance, planning and design, entitlements, community and government relations, construction management, marketing and negotiations with multiple stakeholders.
Demonstrated strong verbal and written communication, organizational and presentation skills as well as strong interpersonal skills.
Excellent problem solving skills and the ability to respond effectively to a variety of competing needs from both within and outside of the organization.
Excellent project management skills.
Proficient in project management software and MS Office
