Maintenance Mechanic
Overview: Under the general direction of the Maintenance Coordinator, perform routine maintenance on heating, ventilating, air conditioning, plumbing, kitchen equipment and other mechanical/electrical components as appropriate.
Essential Functions: Inspect and maintain components of various mechanical systems and equipment to assure optimum efficiency and performance. Analyze situations and take appropriate action to maintain established environmental conditions. Must have the ability to lift up to 75 pounds. Must also have the ability to stand, climb stairs, bend and kneel for extended periods of time. Must possess the ability to climb ladders and work in confined locations adjacent to operating equipment. Must be able to operate equipment through METASYS or other building automotive systems. The physical environment requires the employee to work both inside and outside in heat/cold, wet/dry, arid/humid and in noisy conditions. These conditions are generally associated with mechanical maintenance work. Must have the ability to respond to emergency situations during scheduled and non-scheduled hours. Must work within established safety guidelines. This position is also responsible for using as a guideline in daily routines the initiatives as expressed in the University mission statement as well as the Facilities Services departmental mission statement.
Duties and Responsibilities:
1. Inspect various components of mechanical systems and controls to assure optimum efficiency and performance. Perform repairs on systems, components and equipment as needed. Perform preventive maintenance on a routine and/or as needed basis.
2. Provide startup, shutdown and operational service for heating and cooling equipment as directed. Maintain operational logs of such equipment. Maintain associated system components in top operating condition.
3. Calibrate system controls and thermostats.
4. Where such equipment is installed, maintain kitchen equipment including ovens, ranges, steamers, dishwashers, ice machines and refrigeration equipment.
5. Maintain emergency life/safety systems. Keep logs of operations.
6. Respond to emergency requests regarding HVAC and life/safety systems.
7. Where directed, perform minor plumbing repairs and minor electrical repairs such as relamping, replacing ballasts, light switches and receptacles.
8. Maintain, test and service smoke alarms and maintain complete records for each unit.
9. Read utility meters on a monthly basis. Keep accurate records of readings. Communicate meter reading information as directed.
10. Keep equipment, tools and mechanical areas clean and orderly.
11. Must be able to work weekends and holidays in a scheduled rotation with other mechanics.
12. Performs other duties as assigned.
Required Knowledge, Skills, and Abilities: A high school diploma is required. Three years experience in building equipment maintenance is required. Must possess a valid driver's license with a satisfactory driving record.
Preferred Knowledge, Skills, and Abilities: Participation in technical training courses involving HVAC is desirable.
