Land Assessment/Acquisition (60%) • Determine land ownership within project site, utilizing plat books, tax assessor lists, researching chain of title at the courthouse, and working with title companies, as directed by the New Projects Team. • Acquire copies of land legal descriptions and vesting deeds; prepare descriptions for insertion into easement/lease purchase documents. • Make initial contact with targeted project landowners, based on defined Statement of Work. Review easement agreement with landowners, answer questions, explain the development process, negotiate and execute easement and anemometer agreements with target landowners within specified time frame. • Communicate landowner concerns to the Land Team and offer constructive solutions. • Prepare organized package of executed documents to be sent to Clipper office. • Travel and work on project sites for up to 5 weeks at a time. Providing Clipper with an assessment of local community and possible areas of concern. Site Reconnaissance, Mapping and Communication (20%) • Create project line lists and project status maps as needed. • Work with GPS equipment and topographic maps to determine project area on the ground. • Conduct general site screening including general site viability, identifying location of transmission lines, existing wind project development activity and land use, as well as assessment of factors affecting community support / opposition to wind development. Community Relations/Land Owner Follow-up (10%) • Meet with community leaders and officials as needed to help facilitate land acquisition and local governmental approvals. • Build landowner/Clipper relationship, keep in contact with landowner as needed to answer questions, provide status updates through passing of project to Land Team. Project Support (10%) • Communicate project status to the Land Team on a daily or as needed basis and provide written weekly status updates on project site acquisition and landowner negotiations. • Participate in project meetings and conference calls. • Successful experience negotiating and acquiring utility leases, easements, rights-of-way and purchases with diverse landowners for energy / infrastructure projects. • Familiarity with standard land contracts, specifically legal and commercial terms • Community engagement and early stage project viability assessment skills • Working knowledge of energy / infrastructure project development process, including construction and operation, desirable; Specific wind knowledge desirable, but not required • Strong written and verbal communication skills, including ability to edit and compose report text and correspondence and to present company information articulately. • Able to effectively manage multiple activities simultaneously • Team-oriented individual willing to shift focus quickly and efficiently between varying priorities • Willingness to travel extensively and remain in a prospecting region as long as five weeks at a time, willingness to travel with little advanced notice. • Strong organizational skills required • Polite, professional manner required • Must possess a valid driver’s license and proof of insurance     Company: Clipper Wind Power Location: Denver, CO 80202 Status: Full Time, Employee Job Category: Engineering Career Level: Manager (Manager/Supervisor of Staff) Industry: Energy and Utilities Company: Clipper Wind Power Address: Denver, CO 80202 Referece Code: 1229464MON
