PRIMARY PURPOSES OF POSITION Primary responsibilities to research, procure, oversee kitting and delivery process and reconcile accounting for parts and materials for all regions. Assist Sr. Planner/Scheduler/System Administrator with assignment of emergency maintenance work utilizing the Maximo Computerized Maintenance Management Systems (CMMS). Function as back-up System Administrator for the Maximo system. Promote and maintain an environment that promotes safety and high productivity to all internal and external resources. Interface with vendors for maintenance work on equipment outside the duties of the in-house maintenance workforce. PRIMARY DUTIES AND ACCOUNTABILITIES 1. Research, procure, oversee kitting and delivery process and reconcile accounting for parts and material for all regions work 2. Develop and maintain, accurate records and reports and executable schedules. 3. Develop recommendations for workflow process and procedural changes, equipment modifications that will improve operational reliability building systems. 4. Provide standard and ad-Hoc reports from the CMMS. Analyze data from reports and recommend appropriate resultant actions. 5. Back-up System Administrator for CMMS, Maximo, system 6. Generate detailed reports on building power failures, electrical and HVAC equipment or systems failures. 7. Work independently, achieve deadlines and handle multiple assignments. 8. Other duties as directed by ManagerPOSITION SPECIFICATIONS 1. Bachelor’s Degree in Engineering, Facilities Management (or comparable experience) or related field desirable. 2. At least 4 years work related experience with facility maintenance work. 3. Working knowledge of parts and materials procurement. 4. Working knowledge of HVAC, elevator operations, fire protection and energy management systems. 5. Demonstrated knowledge and understanding of facilities planning, scheduling and maintenance of facility equipment. Working knowledge of computers and ability to take on system administrator responsibilities. Knowledge of CMMS system, particularly Maximo, desirable. 6. Demonstrated ability to build consensus, establish trust, communicate effectively and foster culture change. 7. Demonstrated ability to develop and implement process enhancements and efficiencies including technology and performance. 8. Demonstrated business acumen, customer awareness and ability to create value.
