Building Maintenance Technician

BUILDING MAINTENANCE TECH WANTED IMMEDIATELY

Responsibilities and Duties include but are not limited to:

•Performs general building maintenance without supervision.
•Assists in the repair and maintenance of a wide variety of pumps,
valves, pneumatic controls, electrical, mechanical and hydraulic devices.
•Assist with installation and modification of building equipment systems.
•Troubleshoot, evaluate and make recommendations to upgrade maintenance operations and/or implement savings opportunities.
•Posses competent knowledge of the use and care of tools and equipment used in facility maintenance.
•Respond immediately to emergency situations and customer concerns.
•Inspect electrical distribution systems for safety and efficiency.
•Assist in maintaining and operating life safety/fire systems.
•Be proficient in HVAC mechanical systems common in mid rise office buildings
•Practice safe work habits at all times. Comply with all applicable codes, regulations, governmental agency and Company directives as related to building operations and practice safe work habits.

I. Core Requirements/Qualifications

The ideal candidate will be an independent, self-starter with:
•3-10 years of experience in commercial facilities and building maintenance.
•High School Diploma or GED equivalent
•Technical, vocational or on-the-job training in electrical and HVAC/chillers/cooling towers or any similar combination of experience and education.
•Possess and maintain a valid driver’s license and good driving record with periodic checks.
•Background checks will be required.
•Proven record of providing excellent internal and external customer service.
•Knowledge of proper use of equipment, materials and supplies used in maintenance work.
•Excellent interpersonal skills
•Ability to communicate effectively
•Most likely to be only maintenance staff member on duty; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); will be backup maintenance tech to second mid rise office building and may require on call duties.

II. Physical Demands

•Some heavy lifting (may lift up to 20-50 lbs.) and possible moving of equipment required.
•Specific vision abilities required by this position include close vision.
•Physical requirements include stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pumps, tools, ladders) and ability to safely install rigging/lifting devices.

III. Personal Protective Equipment

•Safety Glasses required while performing certain tasks.

IV. Work Environment

•Mid rise office building.
•Small office environment.
•The noise level in the work environment is usually moderate.
•Exposed to a combination of normal office type environments, and shop environments.
•Regularly exposed to dust, odors, oil, fumes and noise.
