Job Description: The incumbent is responsible to direct and manage all aspects of the Facilities maintenance program to establish uniform and consistent procedures for the safe, cost effective and efficient operation of the Region’s real estate assets and facilities. The responsibilities of the position are discharged via the effective management of contractual agreements and or a staff consisting of technicians / maintenance, engineers, HVAC and clerical positions. The incumbent assists the Property Manager / Regional Maintenance Manager / Group Maintenance Manager as required for the effective operation of facilities in the Corporate Properties Group / CPG. Minimum Qualifications: a.) The incumbent is required to have 5 years minimum experience in building operations and it is desired that the incumbent be a technical school graduate or have experience equal to. b.) The incumbent must have knowledge of HVAC / mechanical systems ( this would include licensing requirements or the knowledge to apply and receive licensing required by the Company or regulated by the Federal, State, County or City governments) and also similar knowledge of electrical and plumbing systems. c.) The incumbent is required to have the ability to read / comprehend architectural, plumbing, electrical and mechanical drawings. d.) The incumbent is required to have knowledge in construction, carpentry, painting and architectural components. e.) The incumbent is required to have a valid driver’s license to operate a motor vehicle, and have a good driving record. f.) The incumbent is required to have the ability to work from scaffolding or ladders, on roofs etc. and have the ability to lift up to 70 lbs. g.) The incumbent may be required to travel including over night lodging. h.) The incumbent may be required to be on call for after hour service. i.) The incumbent is required to have displayed self-motivation and the ability to work independently. To the same extent display experience in dealing and interacting with management, tenants, and other staff members. j.) The incumbent is required to have supervisory experience. Preferred Skills: a.) The incumbent provides superior service by demonstrating courtesy and personal concern for customer’s needs. b.) The incumbent will implement and manage the CPG Preventive Maintenance Program throughout the Facilities under the incumbent’s assignment. c.) The incumbent will implement and manage the CPG Dispatching Program to insure a timely response to maintenance request and issues. d.) The incumbent will implement and manage the CPG Environmental and Safety program, policies and procedures. e) Review, recommend and develop programs, which will ensure that all maintenance, engineering, HVAC, and administrative staff provide service in a professional, consistent and uniform manner.
