Closing Specialist

Brief Description: The Closer generates loan documents and verifies proper approval of all loan workout files and follows the file to completion. The primary function is to produce accurate documentation for borrowers and communicate to LWO Representative all issues related to the finalization of the negotiated terms. A Closing Specialist needs to have an attentiveness to detail, above average PC/MS Office skills, and good written communication skills.Job Responsibilities: ESSENTIAL FUNCTIONS:  Accurately produce loan documents to be mailed to borrowers.  Answer Loan Workout Officer questions concerning documentation.  Sends appropriate closing letters according to established procedures and timelines. Review documentation and funds received from borrowers Reviews assigned accounts to determine if funds should be accepted or denied, including monitoring tax payments and suspense funds for appropriate posting to account. Ensure accepted funds are posted according to the posting protocol. Provides reinstatement figures to the attorneys for Stipulated Agreement payment plans. Records pertinent information in the servicing system obtained through verbal or written communication, including payment arrangements and other critical information. Maintains appropriate disposal and cycle codes on assigned accounts as needed. Ensures Collateral Codes are accurate at the closing of Lien Releases. Performs assigned FORTRACS activities according to established procedures and timelines.Qualifications: TECHNICAL SKILLS: 1.  Advanced skills with a personal computer, including software packages: Microsoft Word, Excel and Outlook.2.  Mortgage background and familiarity with mortgage documents is preferred.3.  Understanding of the Fair Debt Collection Practices Act.4.  Ability to type 50 words per minute.5.  Ability to operate general office equipment (photocopier, fax, 10-key, HP calculator, etc.)6.  Ability to handle multiple tasks and deadlines with attention to detail.7.  Organization skills COMMUNICATION SKILLS: 1.  Ability to effectively communicate with subordinates, peers and management through written and verbal communication. 2.  Ability to handle and resolve recurring problems in a tactful manner.3.  Ability to communicate with customers, internal departments, and other third parties in a professional manner.4.  Ability to deal with varied and often difficult personalities while maintaining an even temperament.5.  Ability to communicate with the legal community in a proficient manner.6.  Excellent listening skills. MINIMUM QUALIFICATIONS:  High School Diploma or equivalent. College degree preferred.
