Director of Investments

Position Description:Federal Realty Investment Trust is an equity real estate investment trust specializing in the ownership, management, development, and redevelopment of high quality retail assets. Federal Realty's portfolio (excluding joint venture properties) contains approximately 18.2 million square feet located primarily in strategic metropolitan markets in the Northeast, Mid-Atlantic, and California. In addition, the Trust has an ownership interest in approximately 1.0 million square feet of retail space through a joint venture in which the Trust has a 30% interest. Our operating portfolio (excluding joint venture properties) was 96.4% leased to national, regional, and local retailers as of September 30, 2007, with no single tenant accounting for more than approximately 2.9% of annualized base rent. Federal Realty has paid quarterly dividends to its shareholders continuously since its founding in 1962, and has increased its dividend rate for 40 consecutive years, the longest record in the REIT industry. Shares of Federal Realty are traded on the NYSE under the symbol FRT.The Director of Investments will be an integral member of the Trust's new business and development analysis effort and will be responsible for the successful execution of all of the Trust's property acquisition, property disposition, and property-secured debt transactions from letter-of-intent to closing (i.e. negotiating sale contracts, preparation and receipt of internal approvals, closing, and operations transition). In addition, the Director of Investments will provide guidance to the analysis of the Trust's development and redevelopment projects. Responsibilities Include: * Work with outside brokers to prepare marketing materials for property dispositions and secured debt transactions.* Select most favorable offer and negotiate term sheets for property dispositions and secured debt transactions.* Negotiate business terms of acquisition purchase and sale agreements for property acquisitions. * Responsible for the proper underwriting of acquisitions which will require review and analysis of all due diligence material including environmental and physical reports, lease abstracts and other property documents.* Manage the preparation and review assumptions of cash flow models using Argus and MS Excel * Review development and redevelopment financial analysis to ensure accuracy and consistency.* Prepare and present approval memoranda to the Trust's Investment Committee and financial partners and transition new acquisitions to the Trust's operations departmentsQualifications:* College degree preferably with a finance and/or real estate concentration. * 5-8+ years of experience with a commercial (preferably retail) real estate owner, broker appraiser or financial institution with specific experience performing due diligence.* Must have proven analytical and financial modeling skills including thorough knowledge of MS Excel and Argus* Strong background in lease review and financial statement review and preparation* Proven ability to negotiate primary business points of purchase and sale agreements* Development background a plus* Thorough understanding of shopping center/retail business and Federal Realty's target markets (Boston, New York, Philadelphia, Washington DC, San Francisco, Los Angeles, and San Diego metro areas)* Must be a motivated, self-starter with ability to work with minimal supervision and to function in a team environment effectively communicating and sharing information with people in other departments within the company* Excellent interpersonal, verbal and written communication skills* Strong financial background with a solid understanding of real estate valuation metrics* Ability to think like a "principal" with concern for the long-term performance of the property* Limited travel requiredEOE, M/F/DV To Apply Visit Federal Realty Investment Trust To learn more about us or to apply, please visit us online at www.federalrealty.com EOE, M/F/D/V
