Foreclosure Specialist
Department Description: JOB SUMMARY: Performs a variety of activities to maintain the foreclosure portfolio in accordance with state, investor, and insurer guidelines and in accordance with prescribed timeframes.Job Responsibilities: ESSENTIAL FUNCTIONS: Work on a team of Foreclosure Specialists or with individual account ownership and perform tasks as assigned by the Foreclosure Work Lead and/or Foreclosure Team Lead. Maintain current foreclosure status of assigned accounts or assigned work group. Monitor foreclosure actions to assure proper sequence and cost structure by completing MSP and Process Management tracking screens. Monitor the action’s compliance with state specific, investor and/or insurer specific requirements. Communicate with attorneys, trustees, taxing authorities, and other third parties to affect timely foreclosures on all assigned cases. Obtain and document the receipt of all procedural paper work pertaining to active foreclosure cases. Timely respond to incoming correspondence on all assigned cases. Calculate and prepare reinstatement and payoff figures and other debt information to the attorney of trustee. Review title search documents to confirm correct vesting, lien position, and status of priority lien, subordinate liens and environmental issues. Calculate the foreclosure sale bidding instructions prior to the foreclosure sale date in accordance with HLS internal guidelines or investor and/or insurer guidelines. Obtain management approval as necessary and provide the bidding instructions to the attorney or trustee in advance of the sale. Ensure clear, marketable title and payment of taxes on all acquired properties. Compile REO packages and transfer accounts post sale to the REO department for marketing and resale. Work internal MSP task tracking queues responding with timely and accurate actions. Remove files from foreclosure as necessary. Restart foreclosure actions at the proper juncture as needed. Maintain proper MSP stop/flags and removal codes as needed. Participate in department campaigns designed to reduce foreclosure timelines. Photocopy, type, file, send faxes, and other clerical duties as assigned to facilitate the foreclosure process.Qualifications: TECHNICAL SKILLS: 1. Knowledge of Accounting/Finance2. Proficient knowledge of personal computers using Microsoft Word, Excel, Outlook and Access.3. Knowledge of industry standard foreclosure procedures.4. Ability to learn and operate in-house computer systems and a variety of vendor software applications.5. Skill to type 50 words per minute.6. Ability to use 10-key and HP calculators.7. Ability to operate office equipment (photocopier, fax, etc.)8. Ability to handle multiple tasks and deadlines with attention to detail.9. Organizational skills.10. Knowledge of delinquent mortgage servicing procedures and standard industry practices. Thorough knowledge of mortgage origination documents.11. Analytical skills. COMMUNICATION SKILLS: Ability to effectively communicate with coworkers, peers, and management through written and verbal communication. Ability to communicate with customers, internal departments, other third parties, and the HLS attorney network in a professional manner. Ability to communicate timelines and deadlines with attorneys, trustees, taxing authorities, and other third parties while maintaining a positive working relationship. Ability to deal with varied and often difficult personalities while maintaining an even temperament. Ability to handle and resolve recurring problems in a tactful manner. Ability to communicate with the HLS attorney network in a professional and proficient manner. MANAGEMENT RESPONSIBILITIES: None MINIMUM QUALIFICATIONS: High school diploma or equivalent. Two years related experience or the equivalent combination of education and experience.
