Job summary:
Promotes the facility, staff and other amenities to qualified potential residents with the intent to create an enthusiastic interest of clients to lease available apartments for retirement living. Achieves and maintains 95% occupancy. Establishes a network within the outside community to attract prospective residents. Coordinates all marketing and sales efforts.
Essential duties and functions:
? Approaches all encounters with residents and employees in a friendly, service-oriented manner
? Maintains high standards of personal appearance and grooming, which includes wearing the proper uniform (if applicable) and name tag when working
? Complies at all times with Kisco standards and regulations to encourage safe and efficient property operations
? Qualifies prospects
? Records information from new client tours
? Keeps in contact with current and prior clients
? Makes appointments to show apartments to clients and their families
? Explains to prospective residents their financial obligations, responsibilities and options.
? Explains to clients all necessary paperwork required
? Writes leases by closing with prospective residents
? Coordinates move-ins with all appropriate departments
? Marginal: tours models daily for cleanliness and maintenance needs, keeps brochures available at all times
? Performs other duties and tasks as assigned or required
Experience/Training/Education:
College graduate preferred. Four years sales experience with excellent closing abilities. Previous experience with seniors a plus. Previous sales management experience required.
Strong leadership skills and excellent social and motivational skills. Ability to train staff. Intermediate to advanced knowledge of computers including Windows, Word, Excel, KISCO databases. Knowledge of general office equipment. Highly motivated with the excellent communication skills, including listening skills. Must be punctual and dependable. Must have excellent telephone skills. Excellent closing skills. Must be able to deal effectively and calmly with difficult people. Must be able to work in a fast paced environment with multiple priorities.
Physical requirements:
Must be able to conduct walking tours within the facility. Must be able to climb stairs and move about a retirement community. Audio and visual acuity is essential for interaction with clients. Must be able to work long hours. Must have full range of motion. Must be able to lift up to 30 pounds occasionally and/or up to 20 pounds frequently or constantly to lift, push, pull or otherwise move objects. May be required to stand for long periods of time.
