Chief Engineer- Real Estate Facilities

Responsible for the planning, implementation, coordination and supervision of mechanical operations, communications, energy management, and development programs for assigned properties. Ensure properties are mechanically and structurally maintained in a cost effective, pro-active environment.

1. Comprehensive understanding and working knowledge of Building Automation systems and Maintenance Management Programs.
2. Coordination, organizing and directing building maintenance, managing both in-house and outside contracted staff to provide an optimum maintenance and operation service within prescribed budget.
3. Work priorities and sequence of work, coordinates scheduled work assignments, and review work to ensure goals and objectives are met. Plan development for training and cross training of Building Maintenance Team.
4. Conduct regular inspections of operating mechanical, electrical and equipment system; making needed adjustments to operating equipment and controls.
5. Comprehensively review and interpret mechanical/electrical schematics and/or drawings.
6. Coordinate development of and/or maintain as-built drawings.
7. Develop/maintain effective building-specific maintenance and safety procedure manuals.
8. Track and update work order system both PM and electrical/mechanical call requests.
9. Exhibits a working knowledge and understanding of facility fire protection/suppression systems typical to a commercial multi building setting.
10. Establish and maintain cooperative relationships with those contacted in the course of work, to include: clients, peers and subordinates. This shall require the ability to effectively communicate with all aforementioned persons.
11. Develop and implementing procedures and processes for preventive and predictable maintenance of all aspects of buildings systems.
12. Budget development and monitoring of budget to ensure that all expenditures remain within established budgetary parameters.
13. Develop long range plans, conceptual designs, and capital outlay requirements and documentation for facilities.
14. Supervise and evaluate assigned personnel. Prepare performance evaluations on personnel supervised.
15. Negotiate and oversee all maintenance contracts.
16. Coordinate and approve modifications associated with capital improvements, as well as tenant buildouts.
17. Coordinate all environmental permitting and ensure compliance to all environmental regulations.
18. Perform other duties as assigned.

10 (+) years experience in building maintenance, facilities management, construction management, or related activity, including at least 3 years at a Chief Engineer level. Data Center experience a plus.

Bachelor’s degree in Mechanical Engineering (or related field) or equivalent technical training in building maintenance operations. SMA designation or equivalent required.

Fluent with Microsoft Office.
Demonstrated supervisory aptitude.
Capable of maintaining all records and data electronically. Operating knowledge of CAD preferred.
Thorough understanding of HVAC, electric, steam and plumbing systems.
Communicate effectively, both orally and in writing.
