Southland Log Homes - Managing Partner (Atlanta)
The Managing Partner will be instrumental in creating a solid sales team to promote Southland Log Homes in the Atlanta market. Managing Partner – Atlanta, GAMajor Tasks and Key Responsibilities
Profitability:
· Responsible for adequate sales and deliveries at individual location to ensure profitability. Requires attention to revenue, volume, cost, profit margin, price slippage, efficiency, and caution against litigation.
Customer Service:
· Responsible for providing exemplary customer service, and demanding the same from staff. From first meeting with sales consultant as a prospect, to purchase, construction and residency, MP is responsible for fair and honest treatment, and professional service to all customers.
· Visits customer job site at delivery on personal sales whenever possible to transition package from SLH to builder.
· Responsible for building the value, character and reputation of Southland through daily interactions with customer base. Represents the company as the first and most visible member of management and is tasked with making a good first impression.
Personnel: Personal:
· Leads by example by meeting personal sales production quota of 2 sold homes (minimum) per month.
· Provides inspiration and creates the vision for the entire team. Enthusiastic, when necessary drives change. Encourages appropriate risk taking. Communicates clearly and concisely to all audiences. Personnel: Direct Reports: Sales Consultants:
· Works with recruiting to select and develop talented sales consultants and motivate them to continuously exceed expectations.
· Responsible for overall production of sales staff, individually and as a team. Maintains acceptable sales levels to ensure each sales team member earns sufficient income, as well as meet quotas and budgets based on tenure and opportunity.
· Mentors and trains staff in all aspects of the sales process and provides input to the SVP of Sales and Executive team on the training and development of each Sales Consultant.
· Builds a customer-focused, knowledgeable and driven sales team that continually meets and exceeds SLH standards. Assesses the progress of each Sales Consultant, identifying strengths, weaknesses and opportunities and reports information to SVP of Sales regularly to ensure focus and reduce attrition.
· Analyzes sales data to identify gaps in performance compared to acceptable Southland Math standards. Responsible for the day-to-day execution of sales strategies between Southland Log Homes and prospective customers.
· Ensures sales consultants visit customer delivery site to transition package from SLH to builder.
· Identifies inefficiencies in processes and makes improvements.
· Ensures a fair and balanced sales environment through local decisions.
Direct Reports-Office Managers:
· Responsible for oversight of all functions of the Office Manager, including, but not limited to Siebel data entry, record keeping, invoices, petty cash, Planning Guide sales, grassroots marketing, and phone skills and operations.
· Oversees OM responsibility to maintain accuracy of preferred builder contacts and information, bios and yellow pages construction provider information.
· Responsible for oversight of the OM regarding performance and cost of services of all contracted service providers including office cleaning to ensure cleanliness standards are met, landscaping to ensure desirable appearance of model grounds, grass, flowers, trees and shrubs, and office equipment to ensure proper operation and service of all equipment, fixtures, etc.
· Oversees OM preparation of schedule and staff adherence to that schedule.
Training:
· Identifies individual training needs of staff and participates in personal training to improve personal skills. Leads and participates in training to further develop each member of staff and develops personal action plans for key reports.
Communications:
· Responsible for effective communication of sales and business directives from management to their subordinates, and communication of needs and concerns of staff to management.
· Establishes effective communication with the SVP of Sales and Executive team to ensure proper sensitivity to sales needs.
· Communicates customer’s wants, needs and concerns to all applicable personnel within company and communicates sales opportunities, personally and through the sales staff, to all prospects and potential customers.
Peers and Support: MPs (other offices)
· Maintains professional relationships with peer group to develop and implement ideas and best practices and identifies strengths, weaknesses, opportunities and threats within individual offices and the company as a whole.
· Exhibits dedication to the customer, Southland and the individual office in order to elevate the company to the highest level. .
Project Managers, Designers, Estimators:
· Responsible for effective interaction on a regular basis with other key staff in areas required to price, sell, design and deliver the home as contracted.
· Responsible for effective communication with assigned personnel on a regular basis including 1) weekly call with assigned Project Manager to follow up on each sold home, and 2) as needed communication with Project Managers and other staff regarding any part of the customer flow from marketing to transportation.
Other Internal Personnel:
· Maintains a mutually beneficial relationship with all other employees of Southland consisting of professional and business courtesies.
External Relationships: Builders:
· Maintains, coordinates and supports a network of preferred builders, ensuring ample builders, their availability, quality, professionalism and ethics.
· Acts as liaison between builders and sales force and supports communication and relationship between builders and all other members of Southland team as required.
· Communicates sales, events, meetings, and trainings to preferred builders and relays builder comments, concerns, issues and other communications to the appropriate personnel. Additionally, collects information on other subcontractors for inclusion into the Yellow Page. Ensures payment is made of builder referral fees when appropriate.
Realtors:
· Develops and networks with realtors and land purveyors to develop sales through realtor referrals and provide land for customers in need. Oversees and ensures that payment is made of referral fees.
Lending Institutions:
· Maintains a relationship, first with our preferred lender Homeowners Mortgage Enterprises (HME), and then with secondary lenders to ensure adequate and obtainable financing is available to all our customers.
· Works with HME to develop local mortgage collaterals to co-market our products and increase HME capture rate.
· Acts as liaison between HME and sales staff to promote HME usage for visibility into the customer process.
Appraisers:
· Develops base of informed, fair, log friendly appraisers that are available to support loan process for log homes. Culls and communicates to lenders appraisers that lower valuations based on their lack of knowledge of log homes. Maintains integrity in the base. Forecasting: Reports and Projections: Sales Production Forecasts: · Responsible for forecasting and achieving sales targets and building a pipeline of future opportunities. · Accurately forecasts and reports sales production as needed. Commits to accurate projections weekly, monthly and annually. · Provides accurate budget and stretch sales forecasts and motivates staff to achieve them.
Cap Ex and Spending Budgets:
· Works with SVP of Sales and CFO to develop fiscally responsible spending budgets on an annual, and as needed basis. Maintains strict adherence to budget guidelines in place.
Administrative: Time Management:
· Manages personal time and that of subordinates to most effectively use to its best benefit. Follows hierarchy of time established in training procedures for priorities.
Customer Contracts:
· Responsible for enforcement of quality in contracts submitted, both personally and submitted by staff. Ensures legibility, completeness, accurate contract use, and proper guidelines followed. Ensures all approvals included with contract, and all documentation complete and attached. Promotional certificates accurate, completely filled out and executed properly, and prices, taxes and all figures computed correctly. Ensures MP review sheet is accurate, complete and attached to contract with any relevant notes.
Yellow Pages:
· Maintains accurate, up to date yellow pages construction provider information. Exhibits proper use as a sales tool and trains staff to do so.
Invoices:
· Exhibits fiscal accountability and works within budget and approval guidelines prior to actual spending to avoid improper expenditure, and then approves invoices within approval guidelines or submits to proper approval authority for signoff.
Contract Services:
· Manages contracted services and contracts to provide the highest level of service at the best price. Stays within budget/approval guidelines.
Facilities:
· Responsible for maintenance and repair of sales model, which includes, but is not limited to, reapplication of stain as necessary, caulking, replacing window grids and screens, fresh paint on interior drywall, and any other maintenance or repair of model home. All costs and expenses incurred are to be managed within current budget guidelines.

Southland sales models and offices are a wonderful work environment. Model hours are Monday through Friday 9am-6pm. Sat hours are 9am-4pm. Sunday 1pm-5pm (Saturday/Sunday duty rotates among all staff)
