Qualifications

This director is responsible for managing the day to day building operations of 620 Eighth Avenue, with a particular emphasis on the effective and efficient operations of all essential building services provided by contractors to the company. This position manages implementation of departmental objectives and deliverables for internal and external constituents by developing tactical approaches. The director is responsible for coordinating input from other departments, other functions and condominium partners and tenants and developing integrated approaches to work processes. RESPONSIBILITIES AND KEY ACCOUNTABILITIES - This is a key management position within the building operations department, with first-line responsibility for managing the general services area of the department, with a particular focus on the vendors under contract to provide services to the company. This director will be expected to pro-actively manage the vendors to ensure that the building and its occupants are receiving a high-level of service at all times. The list of vendors includes those responsible for: - Food and conference center operations - Postal, shipping and receiving and messenger services - Building cleaning and routine moves - Copy machine maintenance services - Office supply stockroom operations - Business card/stationery printing services - Other vendors whose work may be needed - This director will also be responsible for all aspects of the company?s business continuity plan, including ensuring that it is updated twice a year, that regular communications are made to department heads and key decision-makers and that annual tests of the plan are conducted. - This director will also be responsible for managing the ongoing property management relationship with First New York. - This director will be expected to develop departmental financial and workflow metrics in partnership with the department?s financial director, and to manage ongoing capital projects. - Working with the executive director, this director will develop departmental performance goals and key indicators. - Working with the other managers in the department, this director will work to meet value engineering and process engineering requirements. - This director will also manage any other activities of the building operations department that will be assigned from time to time. To fulfill these requirements, the director will be expected to: - Meet with management and staff from other departments to ensure that projects relating to building systems, construction or moves are implemented on time and according to specifications and are meeting their customer service expectations. - Motivate, train and develop staff to improve their critical skills related to the efficient and effective operation of the building. - Work with staff and colleagues to find innovative methods to improve operations and to reduce expenses. - Work with the executive director and other leaders in the department to ensure that operations perform at or below budget. - Lead by demonstrating the Rules of the Road and Leadership Competencies. EXPERIENCE This director should have at least five to seven years management experience, with particular strengths in project management. This director will be expected to have strong interpersonal skills, to be a self-starter and to demonstrate a basic knowledge of engineering principles, familiarity with various building control systems.
