HVAC/Facilites Area Maintenance Manager
Job Title Area Manager General Description UGL-UNICCO, an integrated facilities services company, has a long term contractual agreement to provide all aspects of building maintenance including mechanical, electrical, plumbing and HVAC repair. We have openings for an “Area Manager” to supervise personnel assigned to fixed locations as well as route work within a geographic area of operation to include metropolitan and rural sites throughout central Pennsylvania. This includes the performance, administration, operation, maintenance and repair services required of the contract Duties and Responsibilities Successful applicant will be responsible for day-to-day operations, maintenance, performance, supervision,and control of contracted services. Must become familiar with requirements of the contract, schedules and ensure proper skilled staffing levels are assigned for the service. Coordinate and manage open work orders. Take immediate action to resolve emergency situations or breakdowns. Enforce UGL-UNICCO’s and client’s policies, procedures and safety guidelines. Issue directions and instructions to personnel as required. Ensure operating logs and maintenance forms are completed accurately and clearly. Control, maintain and oversee accountability, issuance and use of spare parts, tools and equipment. Maintain a safe and accident free workplace. Coordinate and direct the execution of a preventive and predictive maintenance program. Respond to alarms, determine which subcontractor to inform if fault is not due to equipment covered under this contract and provide assistance where required. Research, obtain and review cost estimates. Review construction projects and perform walk through inspections to provide comments and suggestions related to contract related systems. Conduct contract related inspections and coordinate repairs and/or appropriate action as necessary. Maintain effective relationship with client and site staff. Attend meetings as requested. Tour assigned facilities rooms and identify discrepancies for correction. Perform quality control checks and assume responsibility of all work performed under this contract. Qualifications Successful applicant must be a graduate of a technical or trade school with hands on training in facility maintenance. Must have a minimum of five (5) years field experience in commercial systems operation, repair and maintenance. Must have the ability to work flexible hours to include after normal business hours and weekends if required. Must have the ability to communicate effectively, in English, with client and tenant organization. Must have the ability to write effectively in the preparation of reports.
