Leasing Agent
The resident representative is the primary point of contact for residents and prospective residents. Outstanding customer service and sales skills are essential to the position.
Responsibilities include:
-Warmly greeting prospective residents, qualify, determining needs and preferences, professionally present the community and specific apartment while providing features and benefits
-Perform proper follow up with prospective residents
-Ensure that office, clubroom, models and market-ready vacant apartments are in perfect condition; this includes performing light housekeeping if they’re not
-Correctly complete all lease applications, assist with application verification, and notify prospective residents of results in a timely manner.
-Enter all traffic, telephone calls and other daily activity into the computer
-Call or visit competitive properties to update market survey as needed
-Participate in ongoing resident relations including telephone calls and resident functions. Assist with resident concerns or related activities as requested by management.
-Accept service requests from residents, route to maintenance department for prompt processing and conduct service follow-up when job is completed
-Physically inspect property when on grounds, pick up litter and report any service needs to the community manager
-Contribute ideas to the community manager for marketing the property and improving resident retention and satisfaction.
-Attend any training classes/meetings as required or recommended by management
* Partners with Operations in providing a customer experience that exceeds the customer's expectations. * Proactively identifies, qualifies, and solicits new business opportunities through account and market penetration and saturation. * Prospects and qualifies all lead sources through cold calls, tele-prospecting and networking to generate new extended stay opportunities. * Meets weekly sales goals as outlined. * Conducts property tours and site inspections for potential customers* Completes weekly sales call reports. * Maintains detailed and meticulously organized account files. * Sustains a constant sense of urgency to generate demand and drive furnished revenue. * Responsible for development and execution of action plan outlining planned sales activities on a quarterly basis. * Uses available tools to understand competitors' strengths and weaknesses, and knows how to sell against them. * Uses negotiating skills and creative selling abilities to maximize extended stay revenue. * Effectively develops relationships within community to strengthen and expand customer base for extended stay sales opportunities.
