Qualifications QUALIFICATIONS: - Understanding of the real estate market, including pricing and market trends - Access to the MLS (Multiple Listing Service) for determining comparable pricing - Highly organized and detail oriented - Strategic thinker - Interior decorating skills - Home staging skills - Ability to build trust and solid relationships with customers - Marketing knowledge - Sales skills - Ability to work independently - Self motivated - Communication skills (oral and written) - Team player - Understanding of the senior population EDUCATION and/or EXPERIENCE: - High School or GED required. Two to five years of marketing and sales experience preferred - Real Estate industry and/or staging experience is preferred. - Ability to travel regularly via plane, car, train - License to drive Responsibilities The Personal Moving Consultant working at Anns Choice in Warminster, PA, will represent Erickson Realty and Moving Services in customizing an individual moving plan for each prospective customer who has reserved an apartment home and is preparing to move to the Erickson campus. In addition, this person will be responsible for meeting with Priority List members and assisting them in eliminating any barriers associated with their house sale and move. This effort will include personal visits to the customers home to assess their current situation and identifying strategic next steps to facilitate a quick and stress-free move in process. ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned 1. Conduct site visits to the customers home, identifying a solid plan of next steps and solutions in selling their house, staging the house for sale, downsizing, packing, moving, etc. 2. Contact 4-5 Priority List members/reservists per day (via site visits/phone calls) to move them through the process 3. Increase the communitys revenue opportunities by improving retention and settlement rates 4. Remain abreast of the real estate market, pricing trends, etc. making pricing recommendations to customers 5. Identify and build a network of preferred vendors, including appropriate real estate agents 6. Gain access to the MLS (Multiple Listing Service) for determining comparable pricing 7. Review real estate agents marketing plans for specific customers and consult regularly with agents and customers 8. Apply appropriate social work related skills, assisting residents & families with the down sizing process, dealing with strong emotions, demonstrating a warm & understanding nature 9. Provide the sales director and team with salient information about the customer that may impact settlements and move-in activity 10. Develop a highly organized, detail-oriented process: calendar, records, reports, statistics, invoices, etc. 11. Apply decorating and space planning skills to advise customers what to take or leave behind and how to stage their house to be attractive to home buyers. 12. Conduct Priority List member seminars and reservists workshops 13.
