They also must be able to train, coach and mentor security/emergency services personnel to effectively carry out their job responsibilities. EDUCATION and/or EXPERIENCE: College degree required in Mechanical Engineering or Construction Sciences. Five years of progressively more responsible roles within a maintenance, engineering and grounds environment. Responsibilities ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned. 1. Ensures that the Community facilities are maintained in even better shape than when they were delivered. 2. Maximize the utilization of the Erickson Retirement Communities Corrective and Preventive Maintenance Work. 3. Develop, implement and monitor a Cost Savings Program that works in conjunction with the Erickson Retirement Communities building control system. 4. Ensure that plumbing, electrical, heating and cooling systems are operating at peak efficiency for each level of demand. 5. Ensure that maintenance, engineering and grounds employees receive training so that each employee has full understanding of equipment and systems that they will be operating and maintaining. 6. Ensure that the Communities facilities are in compliance with established federal, state and local regulations and communicate with regulatory/licensing agency representative as required. 7. Develop the annual budget for Maintenance, Engineering and Grounds. 8. Review monthly financial statements for accuracy and be ready to explain significant variances between actual and budgeted results. 9. Ensure that Maintenance, Engineering and Grounds remain good stewards of our financial resources by ensuring that value is added when costs are incurred, and that assets are secure and well maintained. 10. Ensure the effectiveness of the Communities comprehensive pest control plan. 11. Provide beautifully landscaped grounds. 12. Utilize maintenance, engineering and grounds employees and resources as effectively as possible. Outsource services if more cost effective as long as customer service quality is not compromised. 13. Provide seasonal decorations/scenes for all residents, employees and visitors to enjoy. 14. Facilitate staff meetings for supervisory staff to discuss upcoming events and initiatives. 15. Facilitate staff meetings for employees, to keep employees informed of what is happening or planned. 16. Establish and maintain accessibility to all residents and community staff through high visibility and excellent communications. 17. Ensure that requests for the purchase of assets and services are made through the Communities Purchasing Department and in accordance with Erickson Retirement Communities Purchasing Department. 18.
