Asset Manager - LIHTC

AAMC is a leading syndicator of the Low Income Housing Tax Credit (LIHTC), a program designed to provide affordable housing throughout the United States, as administered under Section 42 of the IRS Code. 

 

As a syndicator, AAMC raises corporate equity and monitors the development, construction, lease-up and permanent financing phases of its investments.  AAMMC has raised in excess of $3.0 billion in equity, with investments in over 550 LIHTC properties, totaling approximately 51,000 units, and located in 38 states and the Virgin Islands.

Job Responsibilities:

The asset manager will be responsible for overseeing a portfolio of approximately 50 Low-Income Housing Tax Credit (LIHTC) properties in accordance with lower-tier partnership agreements.

 

Responsibilities will include:Monitor a porfolio of properties from constuction through operational stabiliation.Process requests for release of equity, including disbursements funded through construction loan draws.Review to include general construction issues, title, sources/uses, tax credit adjusters, and other documents required for processing.Monitor & analyze financial performance of properties in portfolio.Maintain property level database for portfolio of properties.Review tenant files for section 42 compliance.Conduct property Inspections and report findings.Review & approve annual audits, tax returns, & operating budgets for each property in portfolio.Assist with property related litigation, loan workouts, settlements, etc.

 

Requirements: 
Must have previous multi-family affordable housing (LIHTC) with a minimum of 3 years direct experience as an asset manager.  (Property management experience does NOT qualify as asset management experience.  It must be direct exeperience.)  The candidate must be familiar with the general principles of real estate, including operations and analysis, budgeting, financial reporting, general accounting and lending Practices.  Strong financial statement familiarity is required, as is a general comfort level with real estate contracts.  Strong analytical and excel skills required, as are excellent written and verbal communication skills.
