Assistant Property Manager - Chicago Class A High Rise
$55-65K
An established leader in the property management industry with offices located domestically and internationally has an excellent opportunity for an Assistant Property Manager located at their headquarters in downtown Chicago. This visible position will help oversee building operations for a Class A high rise in managing all aspects of property management including marketing, building and financial activities and providing superior service to tenants.
Responsibilities include handling tenant and vendor and client calls. *Responds to tenant needs and coordinates with maintenance staff to resolve problems. Maintains positive relationships and high retention levels with all tenants. *Responds to all problems and concerns and ensures compliance with rules and regulations. *Interacts regularly with property owners to ensure that objectives are being met. *Anticipates and responds to owner’s needs and concerns. *Oversees the preparation of accurate, timely and complete reports. *Supports the planning, budgeting and control of operating and capital expenditures. Oversees and approves the calculation of all special billings. *Prepares annual budgets, forecasts, management plans, monthly performance reports, and variance reports. *Understands and provides explanation for variances. *Performs regular inspections of properties. *Recommends and directs alterations, maintenance and reconditioning as necessary. *Contracts for vendor services and supervises as required. *Requires basic understanding of tenant and capital improvements. *Coordinates marketing and leasing of properties, shows space, qualify prospective tenants, and negotiates new leases and lease renewals. *Coordinates tenant move-ins and move-outs, and “walk-through” spaces with tenants and tenant improvement department. *Oversees the collection of rent, payment of expenses, compliance with lease terms and preparation of all required legal notices. Recommends and coordinates legal action as necessary.
Minimum of 5 years of property management experience either as an APM or candidates who have been at an Executive/Administrative Assistant in property management ready for the next career move will be strongly considered; office building required.
The ideal candidate must also have:
· Strong computer skills, with working knowledge of Word, Excel and Outlook;
· General accounting skills with a strong ability to review financial reports and prepare annual budgets and CAM reconciliations;
· Strong administrative, organizational, and multi-tasking skills;
· Excellent communications skills, with the ability to maintain successful business relationships with tenants and vendors.
