Business Manager

Job Purpose:

Oversee property operations, staff, accounting, leasing, marketing and maintenance functions.

Job Location:

Residential Apartment Community (300+) Units located in Oxon Hill, MD

Job Responsibilities:Manage property and staff according to the Company's policies and procedures Assume overall responsibility for the day-to-day managementImplement and adhere to plan of action for maximizing property performanceComply with all state and local lawsIdentify strategies for increasing property income and reducing property expensesMaintain detailed knowledge of the market and shop competing propertiesPrepare annual budgetsCollect rents; daily bank deposits; conducts resident screenings; approve/deny resident applicationsTenant file auditsTrain on-site staffReview all delinquent accounts and pursue any necessary actionReview any annual contractual services and obtain bids for appropriate services to ensure the lowest possible costProvide recommendations to the Investment Manager for needed capital improvementsInspect both interior and exterior of the property and notify the Investment Manager of any immediate repairs and/or replacementsMonitor work order forms to determine the status of completed and pending resident requestsComplete all weekly, monthly, quarterly and annual reportsResponsible for petty cash fundInspect vacant units to ensure readiness; perform move-out inspectionsMonitor the progress of any contracted work

Skills/Qualifications:

Candidate must have knowledge of Fair Housing Laws and Regulations; must possess a basic working knowledge of multifamily property management; building and grounds maintenance; resident relations; leasing; rent collections; eviction procedures; accounting principles; property/employee safety.  Candidate must also have assertive collection skills and superior customer service and employee management skills.  Must be able to communicate effectively with all levels of management and personnel.  Must be detail oriented, have a good time management skills and prioritize assignments.  Must have tax credit experience.
