JOB DESCRIPTION
Chief Engineer
Reports directly to Property Manager to maintain property appearance, comfortable atmosphere throughout building(s) and general functioning of property machinery and systems, applying expertise and knowledge toward the on-going property operation. A professional appearance and attitude are maintained as Maintenance Personnel are representative of the management company.
I. Supervisory Responsibilities
· Supervises maintenance personnel. May be required to fill in for other maintenance employees absent due to illness, jury duty, vacation, etc.
II. Duties
· Performs scheduled preventive maintenance on plant equipment, to include updating equipment records.
· Monitors energy management systems and makes adjustments in building systems to insure comfort level is maintained in all areas.
· Assists in training employees of Maintenance Department in proper preventive maintenance techniques. Prepares work schedules under the direction of the Property Manager.
· Programs and monitors HVAC system, troubleshoots problems occurring in heating and cooling systems.
· Performs routine electrical checks on pumps, motors and other devices to assure optimum performance.
· Assists in coordinating outside service contracts such as emergency generator and chiller maintenance; monitors routine operational checks of such devices, updating appropriate records.
· May perform troubleshooting on controls such as pneumatic/ electric temperature controls and lighting contractors.
· Makes suggestions as to capital equipment needs, equipment replacement and operational techniques to affect energy savings.
· May assist Property Manager with the annual budget preparation.
· May assist in interviewing prospective Maintenance Department personnel.
· May perform installation of new or updated equipment, performing work per applicable codes. Assists in field coordination of tenant build-out interface with existing systems.
· Supervises all service contracts; performs other duties as assigned.
· Working Hours - On duty at the property(ies) during normal business hours. Responsible to make arrangements with management team to adequately operate property while on vacation, holidays and other occasions when not available to be on-site. Available after business hours (24 hours per day - 365 days per year) for emergencies, etc. Must make arrangements with supervisor for back-up coverage in the event of after-hours unavailability.
· Must maintain a valid driver’s license and adequate automobile insurance coverage at all times.
· Must maintain at all times the required personal certification for handling of CFC based refrigerants, if applicable.
· As a representative of the management company, a neat appearance and professional attitude are essential.
ü Company provided uniforms must be maintained in a clean and well-mended condition, and worn at all times while on duty.
ü Personal hygiene must be maintained at generally accepted standards (i.e. hair, beards/mustaches and general bodily cleanliness.)
The successful person(s) will be very dependable, be able to handle multiple projects at any given time, professional and VERY CUSTOMER SERVICE ORIENTED. A minimum of five years experience in central plant environment, with high-rise experience preferred. Graduate of approved technical or vocational school desired, or combination of education and experience. Ability to read and utilize blueprints, schematics and control diagrams. Knowledge of appropriate building and safety codes, such as BOCA, NFPA, etc. is helpful. Must effectively interact with building contracted services personnel, and if need be, tenants.
