Compliance Manager
Expanding Real Estate Management Company is seeking a Low Income Housing Tax Credit Units (LIHTC) Compliance Manager for residential properties in New York City. The Compliance Manager will be responsible for day to day activities necessary to process LIHTC transactions and ensuring compliance with all regulations. This person will work effectively with multiple departments and clients in order to accurately process recertification of tenant’s income in a timely manner. Duties include, but are not limited to, preparing reports for and communicate with owners, drafting documentation, updating internal databases, and assisting with monthly and annual reporting requirements.
Essential Functions
· Communicate in writing and verbally with third parties (i.e., employers, landlords, and financial institutions) and tenants to thoroughly document tenants’ income from third party sources.
· Interview tenants to explain the process and determine tenant income sources and family composition.
· Income determination must be made in accordance with Low Income Housing Tax Credit regulations.
· Computation of tenant’s income and assets from such statements and documents as employer’s payroll statements, bank statements, mutual funds, annuities, etc.
· Data entry of information in IBS software to generate tenant income certification form.
· Prepare and submit monthly and annual reports to government agencies.
· Must be able to meet deadlines for completion of work.
· Assist the Property Managers with any compliance questions or concerns. Act as a liaison between ownership/state agencies/ and the Property Managers.
· Administer apartment inspections.
Requirements
HS Graduate or equivalent.
Prefer at least 2 years of relevant experience in real estate and experience with LIHTC and Rent Stabilization.
Must be LIHTC certified. If not currently certified must be willing to attend a seminar and sit for the exam in order to become certified.
Demonstrated experience in analytical and problem solving skills required.
Must have a thorough understanding of and experience with Microsoft Word and Excel.
Must be organized and be able to demonstrate attention to detail.
