Financial Analyst - Real Estate
Job Description – Financial Analyst
Company:
Fast paced, Boston-based real estate investment and development company looking for hard working, motivated, experienced analyst. Teamworker, self starter, desire to exceed, ability to anticipate a must.
Qualifications:2-3 years of underwriting experience (commercial, office and industrial experience preferred) In depth understanding of Argus, excel and the due diligence process Understanding of finance real estate operations and debt structure a plus.
Acquisitions/Development:Prepare acquisition/development analysis to evaluate/value investments. Participate in bid process Undertake due diligence responsibilities Coordinate and track receipt of required due diligence materials Coordinate functions within the due diligence process Property underwriting Finance Obtain and evaluate market information Property management Structural/trades Environmental
o Survey/Title
§ Prepare lease abstracts and reconcile to offering memorandum and underwriting
o Analyze operating expenses and develop budget
§ Compare historical expenses with sales package and projection
§ Reconcile CAM billings and operating expenses to package and investment underwriting
§ Review Service contracts, compare to underwriting
§ Real estate tax analysis
§ Utility analysis
§ Review tenant reimbursements
§ Review 21 E
§ Analyze tenant financials
§ Work with property management to prepare list of capital program
§ Prepare economic analysis of issues identified
§ Market analysis – rent and sales comps
o Working with Finance on Debt Transaction structuring and financial instruments
Additional Expectations:
· Market Knowledge - Develop strong market knowledge - add value to the
underwriting process, spot market trends, identify areas of future opportunity.
Specific activities include:
o Participate in market tours
o Obtain and track quarterly market statistics
o Identify major events within each quarter – lease, sale etc.
